RE: SITE SPECIFIC DEVELOPMENT PLAN AND SPECIAL REVIEW PERMIT #1249 FOR A
HOME BUSINESS(STORAGE OF COMMERCIAL VEHICLES AND BUILDING SUPPLIES)
IN THE A (AGRICULTURAL)ZONE DISTRICT -JIM PERRY
A public hearing was conducted on March 8, 2000, at 10:00 a.m., with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated February 21, 2000, and duly published February 24,
2000, in the South Weld Sun, a public hearing was conducted to consider the request of Jim Perry
for a Site Specific Development Plan and Special Review Permit #1249 for a Home Business
(storage of commercial vehicles and building supplies) in the A (Agricultural) Zone District. Lee
Morrison, Assistant County Attorney, made this a matter of record. Monica Mika, Director of
Planning Services, presented a brief summary of the proposal and entered the favorable
recommendation of the Planning Commission into the record as written. Ms. Mika gave a brief
description of the location of the site, and described the surrounding land uses. She stated five
referral agencies responded in favor of the proposal, and one did not respond. Ms. Mika submitted
Planning Commission Exhibit #21, consisting of Fire Protection, Waste Handling, and Parking,
Landscaping and Buffering Plans,which were inadvertently omitted from the original file. Ms. Mika
stated the applicant is in the process of registering the well; therefore, the information contained
in parentheses under Development Standard #11 should be deleted. In response to Chair
Kirkmeyer, Ms. Mika stated the only matter remaining for issuance of the well permit is for the
applicant to submit follow-up information. In response to Commissioner Geile, Ms. Mika stated the
well will be the only source of potable water, and Planning Commission Exhibit#21 indicates there
will be minimal landscaping due to the lack of water on the site. Responding to Chair Kirkmeyer
Ms. Mika stated there is only one well on the property.
In response to Chair Kirkmeyer, Jim Perry, applicant, stated he has reviewed and agrees with the
Conditions of Approval.
No public testimony was offered concerning this matter.

Commissioner Vaad moved to approve the request of Jim Perry for a Site Specific Development
Plan and Special Review Permit#1249 for a Home Business (storage of commercial vehicles and
building supplies) in the A (Agricultural) Zone District, based on the recommendations of the
Planning staff and the Planning Commission, with the Conditions of Approval and Development
Standards as entered into the record, and the deletion of the phrase, "This may need to be
registered,"from Development Standard#11. The motion was seconded by Commissioner Baxter,
and it carried unanimously.
This Certification was approved on the 13th day of March 2000.
