MAR 07 2000 March 2, 2000 RECEIVED To: Weld County Department of Planning Case Number: USR-1256 We are writing to you to express a few concerns we have with a property that will affect us. There will be a special review permit for an Excavation Business on March 21, 2000. Our property is within 500 feet of this proposed business. We own 40 acres of productive farm land, presently in alfalfa. We have three children 8,10, &13 yrs. We enjoy the peace and quiet of living here. We take pride in our property. We feel this business may have a direct affect on our property and it's value. Following are some concerns we have towards this new proposed permit: • Will there be ANY dumping of materials ? We grew up in a rural area which allowed a similar excemption. It started as a "small" truck business and soon became a very large commercial venture. It literally destroyed the neiborhood and subsequently,drastically lowered property values. • What condition will highway 60 be in? This will destroy the road with this heavy equiptment. We have seen this before. • Traffic currently travels far in excess of the speed limit on highway 60. Large trucks turning into and out of the property in question will pose a potential hazard for those of us located near this proposed business. • The noise will play a big role in our enjoyment of the out of doors. At present, we can only hear the trucks& semitrailers pass. Which is already quite enough noise. • We have seen where this business currently operates. We have ocassional piles of waste material from their current operation. As well as numerous vehicles, dumpsters, trucks and poor conditions of the property in general.. • They claim to have ten pieces of equipment. A limit to the size of this business would be difficult to monitor and enforce. E I ;la- 2000-0758 • The dump trucks and tractor trailers using highway 60, the only accessible road from this property, will in reality deposit more rocks, mud, and gravel onto highway 60, as a result there will be more broken windsheilds and debris left on this well traveled read. We are opposed to this special permit for the reasons stated in this letter. There is already enough land zoned for business purposes in Northern Colorado. We need to start preserving our rural environments and halt the spread of businesses which ultimately destroy the very reasons familys live and move to the country for. We hope you will take this into consideration when making your decision.
