We are requesting by special review to be allowed to install electricity .n our sting n building ' �.- Quonset � with the purpose of operating a small repair shop. 2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan. This proposal is consistent with the intent of the Weld County comprehensive Plan in that the work we will be doing will be a benefit to agriculture,and that it will not be taldrg any prime agricultural land out of use. 3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and zone district in which it is located. In that it is a use allowed by special use permit. 4. What type of uses surround this site?Explain how the proposed use is consistent and compatible with surrounding land uses. The surrounding area consists predominately of large agricultural acreages and smaller 40 acre parcels. accessories include cattle and horses,which are accompanied by pole barns and other large accessory buildings .This structure is compatible with these. 5. Vehicles accessing this site on a regular basis will be our own personal vehicles - 1990 Jeep 1/2 ton,approximately 2600 pounds,would access this site approximately 2 times per week - 1996 F350 1 ton,approximately 5800 pounds,will access this site approximately 3-4 times per week - 1987 Yale 4000# Forklift, approximately 8700 pounds,will be left on the site at all times -Commercial Delivery Truck,type&size variable,for material deliveries approximately once in a 4-6 week period. g Who will provide fire protection to this site? Briggsdale Fire Department currently provides fire protection to this site. h. What is the water source on the property?(Both domestic and irrigation). For domestic water we have a private well. There is no irrigation water supplied to this property. There will not be any additional water needed to the building. 1. What is the sewage disposal system on the property?(Existing and proposed). The present sewage system is on a septic system. There will not be any sewer system proposed for the shop. J. If storage or warehousing is proposed,what type of items will be stored? There is no storage or warehousing planned 6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal. The area surrounding the Quonset buildnne extending out approximately 50 feet on.:oath side, 100 taus on the cast and west side of building !0 feet on the north side,will consist of road base and grand, Beyond that the natural buffalo grass will be kept intact. 7. Explain any proposed reclamation procedure when termination of the Use by Special Review activity occurs. The Quonset would be used for storage of personal property,or use as a personal shop. 8. Explain how the storm water drainage will be handled on the site. Storm water will be handled as it is currently by natural runoff and ground saturation. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. This site already exists,the only work to be done is the electrical and inside finish work and set-up, It will take approximately 30 days from final inspection of electrical,which is pending outcome of USR 10. Explain where storage and/or stockpile of wastes will occur on this site. The only waste produced at this site will be picked up by BFI waste removal company on the first Thursday of every month. We are asking for a week to 10 days if possible, since this would put us to approximately the beginning of May. Spring time is a busy season for repairs on agricultural equipment, which is part of our livelihood. Repair work is a large part of our income and with the time needed to prepare for the USR and to follow procedure with the 45 day minimum each day longer is costing us more than we can afford.
