Building permits are required for kennels or any accessory buildings being remodeled, constructed, or moved onto the property. 2. All buildings or structures shall maintain distances from property lines and adjacent buildings as outlined in Table 5-A of the 1997 Uniform Building Code(UBC). Kennels will probably be classified as a Group U, Division 3 Occupancy. As such,a 20 foot distance shall be maintained from property lines and right-of-ways. The kennels must be separated from other kennels or buildings containing livestock or poultry by 40 feet. Twenty-three feet is required between kennels and houses or private garages. It is recommended that a specific site/plot plan be submitted indicating all proposed buildings, whether they are ever built or not. This will help determine any restrictions that may come into play down the road. 3. Occupancy separations are required within buildings containing multiple uses as prescribed in Chapter 3 of the UBC. 4. All structures resting on permanent foundations must have engineered foundations. Foundation drawings shall be based on a site-specific geotechnical report or an "open hole" inspection. 5. The interior of the building must be designed for wet and dust environments. 6. All wiring shall follow the provisions of Article 547 of the 1997 National Electrical Code (NEC). Wiring methods, lighting fixtures, and electrical equipment shall be suitable for damp and dust environments. Grounding shall be according to Article 250 and 547 of the NEC. 7. An interceptor meeting the requirements of the 1997 International Plumbing Code (IPC), shall be installed to trap any hair products before discharging into the septic system. r Service,Teamwork, Integrity, Quality fl 8. The-project is within the boundaries of,the Fire District and will receive service from the District. The Fire District:has no objections to the project, if the requirements of the District can be met. Based;on my review, I have the following comments: 1. . Since the kennel operation will be using existing buildings, and the use as a kennel will be similar to previous farming operations in the buildings, it will not be necessary for the required fire flow to be provided to the existing buildings. However, should additional buildings be constructed on the site, or moved onto the site, then the required fire flow will have to be provided for those new buildings. The required fire flow will be determined by the total floor area and type of construction, as defined by the Uniform Building Code, of the new building. However it will not be less than 1,500 gallons per minute at 20 pounds per square inch. This will require the installation of one or more fire hydrants on the site. There is a question whether that required fire flow is available to the site. 2. Provide access to the site that meets the standards of the Fire District. Fire Department,.access .roads must. be 20 feet in width, .must be capable of supporting an imposed load of 60,000 lbs,:and;have a clear height of 13 feet, 6 inches.
