Enclosed, please find the Annexation Impact Report pertaining to a petition for
annexation for a parcel of ground which is located east of 83`d Avenue and south
of US Highway :34 Bypass. The following is the City of Greeley schedule for
processing this request.

INTENDED/PROPOSED USES: At the time, development of the property is not
anticipated. The property must be zoned within 90
days of annexation. The specific zoning request
will be evaluated during that process.
COMPREHENSIVE PLAN: The property is located within the Long-Range
Expected Growth (LREGA) and is outside of both
the Mid-Range Expected Service Area(MRESA)
and the Municipal Services Suitability Area
(MSSA).
The Comprehensive Plan encourages development
to effectively mitigate any adverse environmental
impact when development occurs in
environmentally sensitive areas. The area of
annexation is outside of any areas designated for
high or moderate ecological impact according to the
City of Greeley's Areas of Ecological Significance
map.
ANALYSIS: The area of annexation is adjacent to the municipal
boundaries of the City of Greeley with
approximately 1122.5 feet of the annexation's
northern boundary being contiguous. This meets
the State of Colorado one-sixth contiguity standard
regarding annexation.
The property is east of and adjacent to 83r° Avenue.
Eighty-third Avenue is classified as a future major
arterial. It is anticipated that 83" Avenue will be
eventually developed as a continuation of Two
Rivers Parkway. Development of arterial streets is
the responsibility of the City and are generally
financed through impact fees and/or other available
revenue sources.
The developer will be responsible for extending
City of Greeley water and sewer and all other utility
services to this property.
Since there are no development proposals pending
on the property at this time, the impact on the
Windsor School District cannot be determined until
the property is zoned. The Windsor School District
has been advised of this annexation request.
The annexation of this site into:the City would be •
consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest.

with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
requested annexation.
