1. Building permits are required before compressor building or any buildings or structures, are built,
remodeled, moved, or demolished. Building permits shall be obtained before any excavation.
2. Engine and compressor building, and all safety components will be required to be engineerec.
An engineered foundation both for the engine and the building is required. The foundation stall be
based upon a site specific geotechnical report or an open hole inspection performed by a licensed
Colorado Engineer.
3. All site lighting, underground wiring, etc. shall be permitted and inspected by the Weld County
Building Department.
4. All buildings shall maintain distances from property lines and adjacent buildings as outlined in
Section 503 and Table 5-A of the 1997 Uniform Building Code (UBC).
5. All buildings will need to meet the provisions for egress found in Chapter 10 of the UBC
6. The Platteville Fire District shall be notified of the proposed use.
7. Additional requirements or changes may be required when building applications or plans are
reviewed by the Weld County Building Inspection Department or the Platteville Fire District

The Weld County Public Works Department has reviewed this proposal. This project falls under the pa view r if
the Weld County Use by Special Review Standards. Our comments and requirements are as follows:
COMMENTS:
The access road where WC:R 37 would be is designated on the Transportation Plan Map as a sectio i line accee s
road. The applicant indicated on the plat that there is a 60-foot County right-of-way present. This road is NC T
maintained by Weld County.
The compressor station will operate 365 days a year. This station is designed to operate unattended. Personn ;l
will check the station daily but will generally not be present at the station throughout the day. A maximum of 10
personnel and subcontractors may use the facility at various time for operation and maintenance activities.
REQUIREMENTS:
The Weld County Public Works Department recommends approval of this application.
The applicant shall enter into a Non-Exclusive License Agreement for the Upgrading and Maintenance of the We d
County Right-of-way (WCR. 37).
The access road and parking/turnaround areas shall have adequate road base and shall be gradec and drained
to provide all weather access to the compressor station.
The applicant shall provide a storm water drainage plan to retain and release any storm water drain age feat mz y
occur from the compression site.
Utility and right-of-way permits shall be required for any pipeline or utilities crossing or utilizing Weld County's righ t-
of-way that may serve the proposed compressor station. Contact Bill Hawkins, Weld County Public Works, at
Extension 3750 prior to excavation.

In consultation with the Natural Resources Conservation Service (NRCS), we have
reviewed the above referenced case and have the following comments:
SOILS/LIMITATIONS: Severe limitations exist for septic systems because of poor
filter materials. Moderate limitations exist for small commercial buildings located on
Valent sand, 3 to 9 percent slopes, and Vona loamy sand, 3 to 5 percent slopes. Uncoated
steel pipelines will encounter a moderate risk of corrosion in Shingle-Renohill complex
and in Valent sand. Severe limitations exist for uncoated steel pipelines in Vona loamy
sand.
PRIME FARMLANDS: There are no prime farmlands.
SOIL EROSION POTENTIAL: All of the soils impacted by this facility and pipeline
are considered highly erodible. A revegetation plan should be submitted with this
proposal for areas disturbed by construction, especially along the pipeline easement.
Contact the NRCS at (303) 659-4177 if assistance is needed in developing a revegetation
plan.
OTHER: The 40-acre parcel is abandoned cropland and Canada rye is the predominan!
cover. Since the new compressor facility will only occupy ten acres of the 40-acre
parcel, we recommend that the remaining acres be revegetated to perennial grasses to
reduce the risk of soil erosion and prevent weed growth. Contact the NRCS for technical
assistance in developing a plan to revegetate these acres.

8. The facility shall utilize the proposed well. Bottled water shall he provide for the emplootes.
9. An individual sewage disposal system is required for the proposed facility and shall he ii sta h d
