USE BY SPECIAL REVIEW QUESTIONNAIRE
1. Explain, in detail, the proposed use of the property.
A hobby of restoration work which entails repair and painting of vehicles. Some welding will be
required for repairing the vehicles. All work shall take place within an existing accessory building
on the property.
2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan.
No prime farm ground will be taken out of use.
3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and
the zone district in which it is located.
The proposed use is allowed by Special Review in the A(Agricultural District) as a Home Business
were:
1) Such use is conducted primarily within an accessory structure and principally carried on by the
family resident therein; and
2) Such use is clearly incidental and secondary to the principal permitted use and shall not change
the character thereof.
4. What type of uses surround the site? Explain how the proposed use is consistent and compatible
with surrounding land uses.
In general, the surrounding land uses are single residential homes and auxiliary buildings on a
minimum of 1-acre lots. Uses also include farming, gardening and livestock operations. There are
several existing home businesses within the subdivision.
5. Describe, in detail, the following:
a. How many people will use this site?
One, Tracy Wright, who resides at the property.
b. How many employees are proposed to be employed at this site?
Zero
c. What are the hours of operation?
Monday through Saturday, 8:00 am to 8:00 pm
d. What type and how many structures will be erected (built) on the site?
No new structures will be built. The existing pole barn (Weld County permit #BC-9800835)
will be utilized for the business.
e. What type and how many animals, if any, wll be on this site?
We have two dogs.
f What kind (type, size, weight) of vehicles will access this site and how often?
Pick-up trucks, cars,jeeps and trailers will access the site. At the most, the maximum number of
vehicular traffic that will be generated due to the proposed home business will be 2 trips per
week to and from the property.
g. Who will provide fire protection to the site?
Mountain View Fire Protection District
h. What is the water source on the property? (Existing and proposed).
Left Hand Water District
i. What is the sewage disposal system on the property? (Existing and proposed).

j. If storage or warehousing is proposed, what type of items will be stored?
No storage or warehousing is required for this proposed home business.
6. Explain the proposed landscaping for the site. The landscaping shall be separetely submitted as a
landscape plan map as part of the application submittal.
The property is our existing permanent residents. The property is landscaped with lawn and flower
beds around the house, a fenced in garden area and naive grass for the pasture area.
7. Explain any proposed reclamation procedures when termination of the Use by Special Review
activity occurs.
If there are any hazardous waste, they will be properly disposed of at a hazardous waste facility.
8. Explain how the storm water drainage will be handled on the site.
The storm water drainage will not change since no grading or new buildings are being proposed for
the property.
9. Explain how long it will take to construct this site and when construction and landscaping is
scheduled to begin.
No new construction or landscaping is being proposed with this Special Review Permit..
10. Explain where storage and/or stockpile of wastes will occur on this site.
Any hazardous waste will be properly disposed of at a hazardous waste facility and all other trash
will be collected by Waste Management every two weeks.
