Weld County Public Works has reviewed this proposal. This project falls primarily under the purview of the Weld
County Zoning Ordinance Use by Special Review Standards . My comments and requirements are as follows
COMMENTS:
WCR 6 west of WCR 37extends approximately one fourth mile and is not a through road. It is approximately 20-
22 feet in width and appears to have adequate gravel. I have verified with Scott Schreiber, grader supervisor.
that this stretch of road is maintained by Weld County.
The shop exists and is fenced on all four sides with one main access to a recycled asphalt parking area. There
appears to be adequate parking on the west and south sides.
Storm water drainage does not appear to be a problem.
The house and garage is located directly west of the new shop area with a circle drive in place. The six mail boxes
raise the question if this is being utilized as an apartment complex?
There appears to be a construction business directly east of the proposed USR and a residence toward the
intersection. There appears to be no traffic problems at this time. This road section has been posted at 30 mph
even though the 20-22 feet in width is slightly narrow.
REQUIREMENTS:
No staging or parking will be allowed on WCR 6.
The need for the circle drive access needs to be verified if the house is being used as an apartment complex or
for business use.

Environmental Health Services has reviewed this proposal for a Home Business for Storage of
Commercial Vehicles and Building Supplies. The application materials indicate there is an on site
San-o-let. This is not permitted because this is not a temporary use. No water or bathroom
facilities are proposed for the proposed office. The office is in the applicant's residence.The
employees can use the sanitary facilities in the residence. The employees do not congregate at
the shop, they arrive in the morning and leave for the day to work off-site to return for a short period
at the end of the day. The following conditions are recommended to be part of any approval:
1. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities
Act, 30-20-101, C.R.S., as amended) shall be stored and removed for final disposal in
a manner that protects against surface and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive
dust, blowing debris, and other potential nuisance conditions.
4. Fugitive dust shall be controlled on this site.
5. The maximum permissible noise level shall not exceed the residential limit of 55 db(A)] as
measured according to 25-12-102, Colorado Revised Statutes.
6. Adequate toilet facilities shall be provided for the employees at the applicant's residence.
7. The Environmental Health Services Division was unable to locate a septic permit for the
septic system serving the existing residence located at 17743 WCR 6. The septic system
shall be reviewed by a Colorado Registered Professional Engineer. The review shall
consist of observation of the system and a technical review describing the systems ability
to handle the proposed hydraulic load. The review shall be submitted to the Environmental
Health Services Division of the Weld County Department of Public Health and Environment.

In the event the system is found to be inadequately sized or constructed the system shall
be brought into compliance with current Regulations.
8. The facility shall utilize the existing private well.
9. All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and
handled in a safe manner. Reference 25-8-205.5 Colorado Water Quality Control Act and
Rules and Regulations thereof.
10. Prior to recording the plat, the applicant shall submit a waste handling plan to the
Environmental Health Services Division of the Weld County Department of Public Health
& Environment. The plan shall include at a minimum, the following:
1) A list of wastes which are expected to be generated on site (this should include
expected volumes and types of waste generated).
2) A list of the type and volume of chemicals expected to be stored on site.
3) The waste handler and facility where the waste will be disposed (including the
facility name, address, and phone number).
