OF PLANNING SERVICES AT X00 \ \ RooO - ;LID(6 » : . ° Curt Ketner 443 Weld County Road 48 Berthoud, Colorado 80513 Per a phone call received by Esther Gesick, Deputy Clerk to the Board, on October 25, 2000, at 9:35 a.m. regarding Change of Zone #542 - Schultz Minor Subdivision. Curt Ketner, surrounding property owner, expressed concern with placing a subdivision on Weld County Road 1 because it is not a well maintained road. He stated during inclement weather, the road conditions worsen because it is not paved. Mr. Ketner indicated adding a subdivision will increase the traffic on Weld County Road 1 causing a negative impact. Additionally, the proposed site is prime agricultural land and he does not feel it would be a good use to place houses on the site. It makes it more difficult to continue agriculture in the area Finally, Mr. Ketner stated he has had difficulty obtaining telephone services for this area, and additional homes will make it even more difficult for the existing residents because there aren't enough phone lines in the area. WCR 1 in front of the subject property is very narrow, with an exposed large open irrigation ditch and thick overhanging trees on the east side of the road. Furthermore, this dirt road becomes an extreme pigpen and nearly unpassable except with a 4-wheel drive vehicle following even moderate moisture. The addition of five families using this road will serve only to exacerbate this condition. In addition, this area is predominately farmland, and we strongly encourage the board to adhere to its policy of not further subdividing beyond the 35-acre statutory minimum.
