USE BY SPECIAL REVIEW QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application If a question
does not pertain to your use, please respond with "not applicable", with an explanation as to why the
question is not applicable.
1. Explain in detail, the proposed use of the property
Response: We intend the proposed property to be used as a commercial business engaged in auto
body repair, automobile repair, truck repair and other vehicular repair services. As well
as provide office space for the business.
2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive plan.
Response: We believe this is consistent with the Weld County Comprehensive Plan which permits
the use of agricultural property for commercial business purposes upon special review
by respective Weld County Planning agencies and the County Commissioners
3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance ant
the zone district in which it is located.
Response: We believe this is consistent with the Weld County Comprehensive Plan which permirs
the use of agricultural property for commercial business purposes upon special review
by respective Weld County Planning agencies and the County Commissioners
4. What type cif uses surround the site? Explain how the proposes Jse is consistent and compatroa
with surrounding land uses
Response: The surrounding uses of the site consist of agricultural uses and surface uses oy
petroleum companies of their pumping and tank storage, as well as adjacent properties,
being used as auto repair, auto storage, vehicle storage areas. This use of the 10 acre
portion of our overall property is consistent with adjacent uses and the remaining 70
acres of the property can be left available for agricultural purposes and yet the
commercial businesses are compatible with adjacent commercial auto repair and
storage businesses

a. How many people will use this site?
Response. Four to five people
b. How many employees are proposed to be employed at this site?
Response: Three to four employees.
c, What are the hours of operation?
Response. 8:00 a.m. to 6:00 p m.. weekdays. and 9:00 a.m. to 12:00 p.m., Saturdays.
d. What type and how many structures will be erected (built) on this site?
Response: One large garage type structure with an adjacent office area.
e. What type and how many animals, if any, will be on this site?
Response: Not applicable since no animals will be on this ten are site.

f. Wlrat kind (type, size, weight) of vehicles will access this site and how often?
Response: Autc)mobiles, trucks, busses and other commercial vehicles will be accessing this site on
a regular and daily basis. Current estimate is five to ten automobiles and other assorted
vehicles per day.
g. Who will provide fire protection to the site?
Response: Plattville Fire Protection District.
h. What is the water source on the property? (Both domestic and irrigation). What is :he
sewage disposal system on the property? (Existing and proposed).
Response: The water source will be from an on-site commercial well and the sewage disposal wi
be an on-site engineered septic system.
If storage or warehousing is proposed, what type of items will be stored?
Response: Certain storage of vehicles will be stored on-site adjacent to the building or in fenced
areas.
6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as
a landscape plan map as part of the application submittal.
Response: Landscaping will be planting of native vegetation around buildings and a
screening/buffering belt of evergreen trees consisting primarily of pinon pines between
the structure and the roadway where main access to the commercial business is
expected to be
7. Explain any proposed reclamation procedures when termination of the Use by Special Review
activity occurs.
Response: Reclamation procedures would consist of removal of any soils contaminated by
petroleum products in those limited areas where such products may leak from vehicles
8. Explain how the storm water drainage will be hancled on the site
Response: The area is relatively flat with very permeable soil. Current engineering analysis
indicated no special needs for handling cf storm water drainage are necessary.
9 Explain hew long it will take to construct this site and when construction and landscaping is
scheduled to begin.
Response. It is expected construction at this site will rake six to nine months through completion of
landscaping and is scheduled to begin late summer, early fall the year 2000
10. Explain where storage and/or stockpile of wastes will occur on this site.
Response: It is projected that wastes will be stored in a dumpster located adjacent to the building n
a screened area just off the parking lot Waste fluids and oils will be retained in holding
tanks contained within the building for proper disposal it accordance with local. state and
federal regulations.
