does not pertain to your use, please respond with not applicable", with an explanation as to why the

1. Explain, in detail, the proposed use of the property.
2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan
3. Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance and
the zone district in which it is located.
4. What type of uses surround the site? Explain how the proposed use is consistent and compatible
with surrounding land uses.
5. Describe, in detail, the following:
a. How many people will use this site?
b. How many employees are proposed to be employed at this site?
c. What are the hours of operation?
d. What type and how many structures will be erected (built) on this site?
e. What type and how many animals, if any, will be on this site?
f. What kind (type, size, weight) of vehicles will access this site and how often?
g. Who will provide fire protection to the site?

We own and operate a rain gutter and vinyl siding business .
The main use of this building is material storage and over
night parking of work vehicles . The materials that will be
stored will be non-hazardous siding and rain gutter material .
We also have future plans of adding some office space .

With the issuance of a USR the intended use of this site
will be in compliance with the intent of the Weld County
Comprehensive plan .

This property currently zoned as agricultural with the
issuance of a USR the use of the property will be in
compliance with the intent of the Weld County zoning
ordiance .

Property immediately adjacent on the east side 30 ' away
from our building is used for heavy industrial storage .
The owners of that property own a house moving business
and store many large pieces of equipment , ie . 100 ' crane ,
semi-trucks and trailers and numerous buildings moved to
this site and a multitude of miscellaneous vehicles .

Property adjacent on the other 3 sides of our property
is used as farm land .
1) south - is approximately 160 acres of cornfields
2) west - is approximately 40 acres of hay fields
3) north - is approximately 10 acre farmette

a) We will employ 15 people at this time

c) 7 : 00 A.M. our employees load their work vehicles with
supplies and generally off site by 8 : 00 A.M.
The building is then left vacant until the return of the
workers at approximately 6 : 00 P .M.
d) One 60 ' x 180 ' pole framed building

f) At this time we have( 5) 1 ton utility trucks , trash truck
once a week and delivery truck once a week.
g) Hudson Fire Protection District
h) We will not be supplying water to the building . All needed
water will be obtained from the residence that we own which
is also on site .
i) There is an on site San-O-Let and all employees have open
access to the sanitation facilities at the residence which
is less than 500 ' from the building .
No public sanitation facilities will be installed due to
the fact the public will not be on site .
j ) Aluminum seamless gutter products and vinyl siding products .

At this time we have provided recylced asphalt around the entire
perimeter of the building to be used as employee parking and
driveway . No other landscaping is planned.
