This project falls primarily under the purview of the Weld County Use By Special Review Standards. Our comments and requirements are as follows: COMMENTS: WCR 79.5 south of WCR 68 is a dead end road and is designated on the Weld County Transportation Plan Map as a local gravel road. Seven parcels access from WCR 79.5 with five homes completed. The width of the gravel road will accommodate two-way traffic. REQUIREMENTS: There is a small repair shop in the Quonset building on the last parcel at the end of the road. I would recommend at least two inches of road base be placed in the parking lot to provide an all-weather surface. Circulation appears to be adequate for the facility. There is a cul-de-sac configuration that accommodates turning at the end of the road. A right-of-way exists south of the Quonset but no road continues on. There is a pile of trash blocking the right-of- way which appears to discourage traffic from continuing on south to the dead end. This trash pile should be cleaned up. I will ask Marc Street, Maintenance Support Supervisor, to verify that there is adequate signing for a dead end street. There will be only two employees, Bill and Joyce. If at any time more employees are hired or the shop in increased in size, these conditions will need to be reviewed. 1. Permits shall be required for all electrical work. This shall include, but it not limited to, the electrical service taken to the shop, interior wiring, and site lighting. 2. A permit is required for the change of use of the building. 3. Building is to be located not less than 40 feet from other agricultural buildings, 23 feet from a house or private garage, and not less than 20 feet from property lines. 4. There shall be at least two exits complying with the 1997 Uniform Building Code from the building. 5. Other requirements may be noted as the inspector makes a site visit. 6. The appropriate fire district shall be notified regarding the change of use of the building. All liquid and solid wastes shall be stored and removed for final disposal in a manner that protects against surface and groundwater contamination. 2. No permanent disposal of wastes shall be permitted at this site. 3. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, blowing debris, and other potential nuisance conditions. , 4. Fugitive dust shall be controlled on this site. 5. The maximum permissible noise level shall not exceed the residential limit of 55 db(A)] as measured according to 25-12-102, Colorado Revised Statutes. - 6. The facility shall utilize the existing septic system (permit#G-19740031). • 7. All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and handled in a safe manner.
