Enclosed please find information pertaining to a petition for annexation for property generally
located at the south east corner of U.S. Highway 34 and Weld County Road 17. This annexation
will he considered by the Greeley Planning Commission on Tuesday, October 10, 2000. The
introduction of the ordinance before City Council has been scheduled for October 17, 2000, and
the public hearing and final reading of the ordinance is scheduled for November 7, 2000.

SURROUNDING LAND USES A mixture of rural residences, farmland, and
a salvage yard.
UTILITIES Utility infrastructure is currently not in
place, but is anticipated and available for
expansion from the east.

INTENDED/PROPOSED USES The intended use will be a mixture of
industrial and commercial.
COMPREHENSIVE PLAN The property is located within the Long
Range Expected Growth Area(LREGA) and
the Strategic Employment Development
Corridor(SEDC). The SEDC, as defined in
the City of Greeley 2020 Comprehensive
Plan, is a corridor along U.S. Highway 34
intended as an area for the location of future
industry and job creation opportunities. The
2020 Comprehensive Plan states that "the
City should actively pursue the control,
annexation, and development of this corridor
for business and industrial users which meet
the economic goals" of the city. Municipal
services will be available to the parcels in
the coming years and the development of the
property will be a positive addition to the
City.
ANALYSIS The applicant proposes to annex the 292.46
acres. This annexation is dependent upon
#l, #2, and#3 of the Gold Hill Annexations
regarding contiguity. Gold Hill #1 begins
with 2,007.69 linear feet of the boundary
directly adjacent to City of Greeley existing
municipal limits, and begins the building
block for contiguity of the subsequent Gold
Hill Annexations as well as the Roche Acres
Annexation. The proposed annexations
combined, provide a continual and rational
boundary to the City of Greeley.

LEGAL DESCRIPTION
The N1/2 of Section 16, Township 5 North, Range 67 West of the 6th
P.M., County of Weld, State of Colorado.
EXCEPT a parcel of land conveyed to the County of Weld and State of
Colorado by Deed recorded February 16, 1934 in Book 956 at Page 71,
described as follows:
A strip of land 10 feet wide and 5,073.8 feet long, more or less,
within the boundaries of Section 16, and lying between forty and fifty
feet Southerly and parallel to the North boundary of said Section 16.
Beginning at a point on the East Section line of said Section 16, and
running North 89 degrees 38 minutes West, 5,073.8 feet to the West
boundary of said Section 16.
