Dear Ms. Lockman:
As B explained on the phone, my wife, Susanne M, Miller, and I are the owners of
the property north of the applicant's property. Our property is part of the West Ridge
Subdivision, Zoned R-1 and historically used for agricultural purposes, i.e. pasturing
horses and cattle. We have lived in this area for 15 years and are quite familiar with the
historical use of the applicant's property.
Although we do not wish to quarrel with the historical use of the property, the
legal step of obtaining a special use permit for commercial purposes is significant and
has inevitable impact on the surrounding residential uses. It is very important to us that
the predominant residential use and zoning be protected. In that regard, the
commercial change is much different than the long-time use of the previous owner who
had only his own cattle and horses present.
To provide protection and avoid the potentially adverse impact upon ourselves
and other owners we encourage the following additional conditions be attached to the
special use permit:
1. The allowable number of animals be reduced to no more than 30. That would
be consistent with the historical use which has been significantly less on a general
basis. There were times when as many as 30 animals were present but, I believe,

never 40.. This was confirmed by the previous owner who, incidentally, leased our
pasture and therefore had access to much more acreage for his animals. Ten animals
per acre is just too many. Were we to establish the same ratio on our property you
would have 250 animals, overburdening the property and undoubtedly creating
nuisances for our neighbors.
2. Some limitation on the type of animal should also be established. The
emphasis has been horses and calves or steers for roping practice. I understand there
are 10 horse stalls as well as adjacent corrals. We suggest that no more than one-half
of the allowed animals may be cattle. This should not become a commercial cattle
feeding operation.
3. I believe with a commercial operation, a buffer zone should be established in
accordance with Greeley's established criteria quoted in the file. In this regard, I
observe that the applicant has not observed any set back from our property nor, I
believe, from his neighbors on the east or west. Conditioning the commercial use on
such buffering will help protect the existing residential use and zoning of the
surrounding properties.
I appreciate your bringing these concerns to the Planning Commission's
attention. Unfortunately, I am already committed to public service on October 17 and
my wife is likewise unable to attend. We obviousl ave a vital interest and anxiously
await the outcome of the public meetin .

Dear Sir:
It has come to my attention that Mike Goss, of 6715 W. 28th, Willow Lanes Stables has
requested a Special Use Permit. As both a neighbor and a person who boards a horse on his
property, and I would like to support him in his request.
I live just up the street from Mike, at 2625 65th Ave., approximately '/2 m..k from his
place. My two daughters, 13 and 11, currently board their horse there, and ride their bikes
over daily to care for arid ride her. My girls also take riding lessons there weekly. Mike's land
is always well-kept, well-drained, and clean. Waste is hauled away regularly and the riding
areas are regularly groomed. Mike uses his land to train horses, both his, and athers', said
raises calves there in order to train his horses in calf roping. Mike keeps the place very nice,
and is as asset in the area.
I, again, support Mike in his request for a Special Use Permit. If you have any questions
on this matter, please feel free to contact me.

My son Josh and I board horses at Mike Goss's. His property is conveniently located in west Greeley so
we can use our horses. Josh also cleans pens for Mike to pay for his horses board this allows Josh to learn
a sense of reslxmsibility and work ethic. It is very important to our family that Mike's request to continue
his use of his property be granted.
