This 9.612 acre annexation will be considered by the Greeley Planning Commission on Tuesday, April 11, 2000, and by the Greeley City Council for ordinance introduction on Tuesday May 2, 2000, followed by a public hearing and final reading on Tuesday May 16, 2000. The preliminary concept includes approximately 14 duplex lots and 27 single family lots resulting in a anticipated total of 55 households. COMPREHENSIVE PLAN The property is within the Long-Range Expected Growth Area, Mid-Range Expected Service Area, and the Municipal Service Suitability Area. The proposed duplexes and single family residential uses appear to be compatible with the surrounding residential land uses. Further analysis will occur with the establishment of zoning for the property. The proposed area to be annexed is not located in any areas of ecological significance. SURROUNDING ZONING North - Weld County R-1 South - PUD (Planned Unit Development) East - R-L (Residential Low Density) West - Weld County R-5 SURROUNDING LAND USES North - Vacant South - Mobile Home Park East - Single Family Subdivision West - The Meadows Mobile Home Park ANALYSIS The annexation of this parcel into the City of Greeley would be consistent with the present growth patterns and Comprehensive Plan Polices. The property is adjacent to existing city limits on the east and south and incorporating the site into the City of Greeley will only provide for continuous infill of the City municipal boundaries and does not further expand the outer municipal boundaries of the City. The requirements of the State Statutes and the City of Greeley guidelines for annexation appear to have been met by the requested annexation. The site if fully within the City's Long Range Expected Growth Area,the City's Mid-range Expected Service Area and the City's Municipal Services Suitability Area, indicating that full services are available to the site,therefore, development is encouraged and appropriate in this location. The developer has acknowledged that responsibility for the costs of extending streets and municipal to serve the development is theirs. The proposed residential use of the property will have some impact on the neighborhood schools of School District 6. The applicant indicates that they will propose approximately 55 residential units associated with the development of the property. The proposed annexation does not contain lands that have been designated as environmentally sensitive on the City of Greeley Areas of Ecological Significant Map and is not in a designated flood plain. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State Statutes and City of Greeley guidelines for annexation appear to have been met by this requested annexation.
