The proposed use of the property will be pleasure riding for the four members of the Williamson family, breeding and training of our own horses. Future plans are to board out horses and the use of the arena. Between boarding and our current horses we own, the total number of horses on the property would be 12 horses,that is if we are able to fill the total number of stalls with boarders. The barn would also be storage for hay and grain and associated tack needed for riding and training. 2. Under the use by special review the riding arena is permitted and is consistant with the intent of the Weld County Code, Chapter 22. 3. Under section 23-3-20,USES ALLOWED BY RIGHT, subsection T, which states ANIMAL BOARDING where the maximum number of ANIMAL UNITS permitted in section 23-3-50D is not exceeded and where the vehicular traffic generated is less than (60)trips per day to and from the property. Under section 23-3-50D maximum number of horses allowed on our property(4.71 acres) is 19 horses. The total amount of horses including boarders will be 12 horses. If we board out our barn to capacity, one owner per horse,the total number of trips per day to and from the property at a maximum will be between 12 and 20, below the allowed 60 trips. Under section 23-3-40B10 our building structure is allowed as an animal training and boarding facility. 4. Uses surrounding the site include equestrian riding, boarding and training facilities, greyhound breeding facilities,roping and pleasure riding arenas, dog training facilities, exotic animals, cows, sheep etc. The proposed use of horse boarding and pleasure riding is consistant and compatible with other land uses in the surrounding area. 5.a) People using the site will be the four Williamson family members and boarders ranging from one to six additional people depending on how many stalls are boarded out at any one time. b) No employees are proposed to be employed at this site. c) Hours of operation are basically 24 hours a day. Hours allowed for pleasure riding would be 9am to 8pm Tues-Sat. 9am to 6pm Sun. and closed on Mon. d) Metal indoor arena with attached 8 stall barn. e) Six to twelve horses will be on this site. 0 Personal cars, trucks and horse trailers of standard sizes and weights, 30001bs to 100001bs. g) Fire protection is provided by Mountain View Fire located at the southwest corner of county road 13 and 24. h) Water source for the property is Weld Central. No irrigation is used on the property. i) Existing sewage disposal system is septic. There is no proposed system for the new barn. j) The only storage for the site will be for tack, hay, grain and the basic needs for horses. 6. Area surrounding barn and indoor arena is dryland pasture grass. The roadway to the barn and in front of the barn will be done in andesite rock. 7. N/A No reclamation is needed. 8. Storm water drainage will be natural to the pasture, area is flat,not located on a flood plain and is in no need of any type of mitigation. 9. Construction will take approximately two months and will begin four to six weeks after approval. 10. Animal waste will be stockpiled on the side of the barn and hauled away monthly. Hello
