SPECIAL REVIEW QUESTIONAIRE
1. The proposed use is to open a dog day care and a non-kennel boarding facility. The area to be
used for this purpose is on the north side of the property. A barn that will be used for the
boarding and four separate dog runs are already in place.
The four grassed dog runs are each 162 ft. long and in widths of 55 ft., 5 ft., 50 ft.,and 35 ft.
There are existing trees on the south side of the first run that will provide shade and pine trees
along the east side providing a view barrier. The perimeter of the runs and the separation of the
runs are a 5 ft. fence constructed of steel posts and wire fencing.
The 12 ft. x 24 ft.barn is a metal building with doors on both the east and west sides. On the
south side,there is a door that can be opened half the width of the building. The inside is
sheetrock on top of foam insulation,the flooring is concrete,and it is heated. The building is
divided in half, perfect for keeping small dogs on one side and the larger dogs on the other.
2. The proposed use of this area is consistent with the intent of the Weld County Comprehensive
Plan in that all the facilities are already in place and have been used in the raising and breeding of
llamas.
3. Our proposal is consistent with the intent of the Weld County Zoning Ordinances and the zone
district as the property is zoned agricultural.
4. The property borders Weld County Road 28 and'/ mile east of Highway 85. The property to the
north of the property is dry-land pasture. There is pastureland to the east, south,and west of the
property. The nearest house is%of a mile to the east.
5. a. The people using this site will be dropping off and picking up their dogs. The proposed
area could accommodate 100 dogs for daycare and up to 50 dogs for boarding. Some people may
have more than one dog,so the traffic use could vary.
b. We do not anticipate hiring any employees. There are two partners to run the business.
The property owner lives on site and the other partner lives in town.
c. Our hours of operation will be 7:00 am to 6:30 pm., seven days a week.
d. No structures will be built on this site. The building is already in place.
c. Dogs of various types and sizes will be on this site. We will not accept pit bulls or pit
mixes,or any other type of dog with a vicious nature. The facilities can accommodate
100 dogs for day care and 50 for boarding.
f. The type of vehicles accessing this site would be family vehicles twice a day unless they
are boarding their dog.
g. Fire protection will be provided by Platteville Fire District.
h. Both domestic and irrigation water is provided on the property. There is a submersible
well used for domestic water and a separate well for irrigation. Water will provided by
the dogs off of the domestic water.
i. The property has a septic tank for household use.
j. No storage or warehouse is proposed.
5. There exist 3 rows of Russian Olive trees lining the south side of the proposed use property.
There are pine trees and lilac bushes providing a barrier on the property line to the east. The
west side provides a gravel access road into the proposed use area. Between the gravel road and
fencing and in the 5 ft. run,we propose to plant more trees such as maples,ashes, or cottonless
cottonwoods to provide shade. Large Junipers line the west side of the gravel road with a lawn
area and pine trees beyond that. On the north side of the proposed use area,we plan to plant
bushes, such as junipers and lilacs to provide a barrier on County Road 28. All planting will take
place in early spring as weather permits.

7. Our proposed dog facility will not affect or change the stone water drainage as we are not
changing the configuration of the land or building any structures.
8. No construction is planned for our proposed area. The proposed landscaping will be in early
spring as weather permits.
9. Dog waste will be picked up a minimum of twice a day and disposed of in a dumpster that is on
the property. The dumpster can be dumped as often as necessary to maintain a clean smelling
environment.
