Questionnaire
Proposed Land Use: Currently the land is being used for our home, keeping livestock &
semi-truck parking. The proposed use of this property will remain our residential home,
raising livestock, parking of our semi-trucks and performing light maintenance in the
existing shop. The reason for this special permit, is to continue to park our trucks on the
property and to use the shop for light maintenance on the trucks.
2. Existing Use: The existing use of this land will remain the same as it is currently
being used for our residence. Also use of the shop to perform light maintenance on the
trucks and the keep the remaining land planted in grass to be used for the livestock and
keeping it consistent with Weld County Comprehensive Plan.
3. The Proposed Use: We are not changing the land usage as it is currently being
used for agricultural and livestock and is consistent with the intent of the Weld County
Zoning Ordinance and the zone district. We are parking our trucks and work vehicles in
and next to the existing shop.
4. Surrounding Properties:
The neighboring properties arc:
A) Boss Compost (to the south of CR 12) currently having open fields and some
composting. Heavy equipment, as well as semi-trucks (trailers) entering and
exiting their facility using Weld County Road's 35 and 12 (bordering our
property).
B) The Weld County Waste Disposal Facility (Southeast corner), which has been
reclaimed to vacant fields (acreage).
C) The remaining properties are mainly residents along with agricultural &
livestock. (These border on our North, Northwest and East sides).
The use of our property will remain compatible with surrounding properties. The
trucks we use will not impact the area because the roads are currently being used by
semi-trucks (Boss Compost), oil-field trucks and various farming equipment use
WCR 35 and WCR 12 on a daily basis.
5. a. There will be two residents who are employees and owners.
b. There will be occasionally three or four employees that will work on site on

c. There are no set hours of operation on this property. Employees enter the
property in their own vehicles and leave property in our trucks returning at the
end of a shift.
d. The structures currently on this property are the residence, shop and several out
buildings.
e. The types of animals will possibly he 2 cows, 2 horses, 2 dogs, 2 cats and various
chickens.
f. There are currently personal vehicles, 2 semi-storage trailers (parked), along with
4 semi-tractors and trailers that leave this site early in the morning and normally
do not return until evening. There are additional trucks of ours that are brought to
our shop mostly on weekends for light maintenance and repair that is done in the
shop. The average weight of these vehicles are 45,000 pounds with an average
length of 75 feet. We would also like permission to park additional trucks (up to
10 trucks and 12 trailers) if the need arises. We do not antisipate this in the near
future.
g. Fort Lupton Fire District provides fire protection at our property. Fire
extinguishers are located in the residence and in the shop. Each truck contains it's
own fire extinguisher.
h. There is an existing domestic water well that supplies water to the house along
with the shop.
i. There is an existing septic system containing a 1,750 gallon septic tank on the
property. At present, we feel the restroom in the basement of the home is
adequate for the number of employees using this facility. If the number of
employees would increase, we would propose adding a restroom to the shop.
j. N/A There will be no storage for stockpiling of any wastes on this site.
6. The landscape around the shop will be re-graded and roadbase material will he
brought in for the parking areas and drive ways. Once the grading is done the
addition of trees will be planted as a buffer around the shop and truck parking areas.
The proposed grading and planting of the trees is to be implemented in the next year.
7. N/A The property is a residence and truck parking. There will be no reclaimation
procedure for this site.
8. There are currently ditches and culverts surrounding the site. No additional storm
drainage is needed.
9. The residence and shop are currently being used. Regrading will take place by
midsummer. The addition of trees and buffers will take place as is affordable and will
be on going.
10. N/A There will be no stockpiling of wastes or storage of wastes on this site.
