IT IS PROPOSED THAT A NEW METAL BUILDING BE CONSTRUCTED ON THESE VACANT LOTS. THE
SITE IS LOCATED AT THE NORTHEAST CORNER OF RAILROAD AVENUE AND MAPLE STREET, ACROSS
THE STREET FROM OTHER ,BUILDINGS OWNED BY LUCERNE INC. THE BUILDING IS TO BE USED
IOR.STORAGE OF CORN AND OTHER CROP SEEDS.
THE UNION PACIFIC RAILROAD AND SEVERAL AGRICULTURAL USE BUILDINGS LIE TO THE WEST
OF THE SITE. THE LAND TO THE NORTH IS MAINLY FARM GROUND; TO THE SOUTH IS A MIX OF
AN OFFICE BUILDING AND SOME RESIDENCES; AND TO THE EAST IS AN OLDER RESIDENTIAL
NEIGHBORHOOD AND WELD COUNTY ROAD 39. THE AREA WITHIN THE RAILROAD RIGHT-OF-WAY
IS ZONED C-3, COMMERCIAL AND THE TOWN OF LUCERNE IS ZONED A, AGRICULTURAL.
WITH THE MAIN OFFICE TO THE WEST, THE STORAGE BUILDING WILL ONLY BE USED FOR STORAGE
AND•DISTRIBUTION OF BAGGED SEED. ONLY A FEW EMPLOYEES WILL MINIMALLY USE THIS SITE
FOR THIS PURPOSE. THERE WILL NOT BE ANY FULL TIME EMPLOYEES AT THIS SITE. THE
HOURS OF OPERATION WILL BE FROM 7:00 A.M. TO 5: 30 P.M.
TRAFFIC WILL CONSIST OF AN OCCASIONAL SEMI TRUCK DELIVERY AND FARM TRUCKS FOR DIS-
TRIBUTION OF THE SEED IN SEASON. DUE TO THE COMPANIES' OTHER SERVICE OFFICES, THIS
WAREHOUSE WILL BE DRY, i .e. NO WATER OR SEWER WILL BE REQUIRED.
THERE WILL BE NO ANIMALS AT THIS SITE.
THE AREA LIES WITHIN THE EATON FIRE PROTECTION DISTRICT.
AS THE SITE IS FOR AGRICULTURAL USE, THE AREA ON THE WEST OF THE SITE ADJOINS RAIL-
ROAD AVENUE AND WILL BE PAVED FOR TRUCK AND EQUIPMENT PARKING. THE EAST PART OF
THIS SITE MAY, IN THE FUTURE, HAVE A SIMILAR BUILDING. THE TOTAL SITE WILT BE MAIN-
TAINED TO PREVENT WEEDS. THERE WILI. BE NO WASTE CREATED OR STORED ON THIS SITE .
THIS WILL BE CONSIDERED AS A PERMANENT USE AND NO RECLAMATION PROCEDURES ARE THERE-
FOR INCLUDED IN THE PROPOSAL. STORM DRAINAGE IN THE AREA IS HANDLED BY THE STREET
SYSTEM AND EMPTIES INTO THE GREELEY NO. 2 CANAL TO THE SOUTH.
CONSTRUCTION WILL COMMENCE AS SOON AS THE PERMITS ARE APPROVED AND WI LI HE IN PLACE
WITHIN 60 DAYS.
