SCHMIDT 1. Explain, in detail, the proposed use of the property. Applicants intend to build a single family home for their son and daughter-in-law on their family farm. The home with garage, law and landscaping, will be located on the south side of the existing farm road which runs east to west across the farm when the northeastern corner of the S V2 of the farm next to the farm road. Said site will be approximately two (2) acres. 2. Explain how this proposal is consistent with the intent of the Weld County Comprehensive Plan. The proposed use of the property is consistent with the Weld County Comprehensive Plan as the new family home will be consistent with the other homes in this agricultural zoned area and will assist orderly,efficient and integrated development. The new family home will not be a burden on existing services to the property and the location ofthe new home will not remove any significant amount of land from production as the home will be located at the corner of a field near a gravel vein which has always been difficult to farm and irrigate properly. Every effort will be made to promote the health,safety,and general welfare of the residents and to comply with all land subdivision plans of Weld County. 3. Explain how this proposal is consistent with the intent ofthe Weld County Zoning Ordinance and the zone district in which it is located. The occupants of the new family home on the family farm owned by applicants, assist applicants with their farming operation, including irrigation, cattle, cultivation, weed burning and spraying and harvesting crops. The applicants' son and daughter-in-law also intend to acquire their own cattle in the future. This proposal is consistent with the agricultural zoning and the surrounding area. 4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. This is an agricultural zoned farmed land and the surrounding farm homes are consistent with the proposed use of applicants' Use By Special Review for their son and daughter-in-law. 5. Describe in detail, the following: a. How many people will use this site? Initially two (2) as applicants' son and daughter-in-law do not have any children to date. b. How many employees are proposed to be employed at this site? None As it is a family farm. c. What are the hours of operation? General farm d. What type and how many structures will be erected (built) on this site? One structure. e. What type and how many animals, if any, will be on this site? Initially none,but some cattle may be purchased in the future to be grazed in pasture. f. What kind (type, size, weight) of vehicles will access this site and how often? Family sedan and pickup. g. Who will provide fire protection to the site? Kersey Volunteer Fire Department. h. What is the water source on the property? (Both domestic and irrigation). • Latham Ditch and Reservoir for irrigation purposes and Central Weld for domestic uses. There is also one well on the property. i. What is the sewage disposal system on the property? (Existing and proposed). The Weld County Health Department has approved a septic system for the property site. j. If storage or warehousing is proposed, what type of items will be stored? Applicants'son also is a contractor and will store some plumbing supplies on the site. However, because applicants' son has another place of business he will not operate any commercial activity from this site. 6. Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan map as part of the application submittal. Applicants intend to install a circle driveway with a berm in the middle of said driveway with a tree and lawn,and deciduous and pine trees around the site with lawn in the front yard of the home. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review activity occurs. N/A 8. Explain how the storm water drainage will be handled on the site. Any storm water drainage will be placed into the existing ditch. The ditch runs north and south along the east boundary of the family farm. /^r• 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. Ninety(90)to one hundred twenty(120)days after approval of the application and issuance of permits. 10. Explain where storage and/or stockpile of wastes will occur on this site.
