The proposed use of Lot lA of the Lupton Meadows division is to support historical agricultural pursuits. Utilization of Outbuilding No. 10 as a habitable structure will help in the support of historical farming activities. These agricultural pursuits and endeavors have occurred on Lot lA since reception of homestead patent, United States of America to William Shortley Senior dated January 23, 1885 recorded March 26, 1885 at 4:30 P.M. in Book 34 page 120 Weld County Records. 2. As indicated it is anticipate that Lot lA will continue will be used in agricultural pursuits. It is anticipated the use will be consistent with the agricultural neighborhood. This will support and preserve prime farm land agricultural purposes which foster the economic health and continuance of agriculture. Like its agricultural zoning it is intended to preserve maintain its agricultural activity. Finally, the right to farm will prevail on this property. 3. Allowing this Use By Special Review will financially assist the applicant's efforts to continue farming operations on Lot lA and adjacent properties. This small rural habitable outbuilding is consistent with the agricultural neighborhood and has existed since early 1900's. 4. Existing neighborhood is zoned agricultural and exists with rural dwellings. This rural dwelling will support related ranching, livestock production, pasturing, gardening and crop production. This proposed use of outbuilding no. 10 is both consistent and compatible of the same agricultural nature existing in this neighborhood. 5. a. Little more than 2 adults will support the agricultural pursuits identified above. b. Employees for the proposed use will be consistent with the timing of the production of crops and livestock and general ranching practices. c. Employees for the proposed use will be consistent with the agricultural needs based on seasonal production and will parallel and be consistent with compatible and surrounding land uses. d. No additional structures are currently planned and any future building shall seek approval by the Planning Department prior to issuance of a building permit. e. Livestock will not exceed similar equivalency for various species as required by the Weld County Agricultural Zoned District. Types, sizes and weights will be determined by the ranching, pasturing, and gardening activities and livestock and crop production. g. Fire protection will be provided by the Fort Lupton Fire District for this site. h. The water source for the property is supported by two separate wells, with two individual well permits registered with the State of Colorado, Division of Water Resources.' i. Two individual sewage disposal systems are located on this site and are both registered with Environmental Protection Services of the Weld County Health Department. j. No storage or warehousing is implied or proposed 6. Landscaping will be consistent with the agricultural intent of this district. Crops, native hay, and dry land pasture shall be the proposed landscaping. 7. Cessation and termination of the proposed used by special review shall include the reclamation of the propose use to native grasses and pastures. 8. Storm water drainage and handling will continue as present. This site located on a natural swale will continue to drain into pasturelands currently surrounding this site. 9. No construction is intended and landscaping currently will remain as it exists. 10. Storage and/or stockpile of waste will be serviced by Waste Management of Colorado. Hello
