Statements for Request for Use By Special Review
1. RE: Proposed Use
Requested use for the site is for a wholesale and retail greenhouse
operation. The site will continue to serve an existing residence as well as
the addition of approximately 43,000 square feet of greenhouses for
growing bedding plants and a variety of other plants. A sales
building/production barn will also be built to the west of the greenhouses
and will be attached to the greenhouses via a covered walkway. This
sales building will include restrooms, sales space and office space. Nine
months of the year crops will be grown mainly for wholesale use, while
the months of April,May and June will reflect retail sales:
2. RE: Weld County Comprehensive Plan
The site is located in Weld County's non-growth area, and does
fall within Weld County's guidelines. There is currently no
intergovernmental plan with the nearest town to the site, which is
Johnstown. •
3. RE: Weld County Zoning Ordinance
The site currently sits on an agricultural zone. The proposed use of
producing a wider variety of crops for public and private
enjoyment compliments the current zoning with the intent of the
district inasmuch as this use promotes the agricultural zone's
agrarian use. This is also consistent with the Weld County Zoning
Ordinance.
4. RE: Existing Surrounding Land Uses
All neighbors to the site are either producing farmland and/or
residential. The proposed use is compatible with the agricultural
uses of the surrounding land.
5. RE: Details
A. Number of People to Use the Site
During our peak time from mid-April through mid-June the retail
portion of the business is expected to bring 114-120 customers per
day.
B. Number of Employees
4-7 people are anticipated to be employed from July through
February and 15-20 additional employees from March through
June.

C. Hours of Operation
Greenhouse hours will vary according to the season. Regular
hours will be from 8:00 a.m. to 4:30 p.m. daily. Extended hours
(in the months of April and May)will be from 7:30 a.m. to 7:30
p.m. daily, seven days each week.
D. Type and Number of Structures
The greenhouse structures will be metal polypropalene inflated
with either a pitched or an arched roof. The greenhouses will be
gutter connected as a single building with a metal sales building
attached to the west side of the greenhouses.
E. Type and Number of Animals
None.
F. Kind of Vehicles to Access Site and Frequency
Semi-trucks of approximately 48 feet in length up to 53 feet in
length with a GVW of 80,000 lbs. will access this site on average
once per week with the majority of this occurring in February and
the month of May. 20 foot long trucks or Bobtails with a GVW of
25,000 lbs. will access the property on a daily or every other day
basis. Also regular sized cars and trucks will access the site being
driven by customers and employees.
G. Fire Protection
The site lies within the Johnstown Fire Protection District
H. Water Source
The source of water on the property is a water tap provided by the
Little Thompson Water District.
Sewage Disposal System
The existing leach field is for a house that is located on the
property. Plans include installation of a new leach field according
to county guidelines for the greenhouse. Size and dimensions of
the new leach field are yet to be determined.
J. Storage and/or Warehousing
Items to be stored or warehoused will include peat moss, plastic
various sizes, shapes and colors, soil amendments, fertilizers and
chemicals that will be used for retail sales and for use within the
greenhouse.
6. Proposed Landscaping
The landscaping of the property will consist of three phases. Phase 1 will
be along the roadway and in front of the business which faces the
roadway. We would like to make an attractive and distinctive entryway to

our business. Phase 2 would be around the existing house. It is our desire
to incorporate the existing house into the retail portion of the business.
Phase 3 would be to landscape the remainder of the property into a park-
like setting with trees, shrubs, display gardens and pathways for our
customers' enjoyment. We would like to create a destination business that
people come to visit and enjoy.
7. Reclamation Procedures
Not applicable.

It is anticipated that construction can begin shortly after October 6, 2000.
Construction should be finished within 8-12 weeks and landscaping will
begin.
10. Storage and/or Stockpile of Waste
There will be no storage or stockpiling of waste on the site. All waste will
be dumped in an appropriate dumpster to be hauled to an approved
landfill.
All of the statements above written are true and correct to the best of my

Dear Ms. Daniels-Mika,
This letter is being written to confirm that the Recorded Exemption documents for the
Donald Wiedeman property in conjunction with a USR for Parcel#095721000016
Section 21;T5N, R67W. originally submitted August 3rd, 2000; returned to the
originators on September 11, 2000; were resubmitted to the planning offices on
September 13th, 2000.
Therefore, it is our belief that, this USR application should be exempt from any pending
"Growth Initiative Legislation"in the State of Colorado.
