Account#R4689686 20448 Nolina Ct. Assessed value=$253,549 This property is extremely comparable. It is in the same subdivision. The square footage comparison is that it is 197 sq. ft less. All other room comparisons are the same. Yet the assessed value is $30,976 less. Sq. Ft. Cost =$ 96.12 Per Acre Cost =$38,000 Account#R4686486 20164 Cactus Dr Assessed value=$249,301 This property is comparable in that it has very similar square footage,(63-sq. ft. less),one less bathroom,and lot size is the same. In fact it is the direct North boundary property. Sq. Ft. Cost =$ 84.82 Per Acre Cost = $40,000 Account#R4686886 20094 Cactus Dr. Assessed value=$253,054 This property is located 3 lots to the South and sold 5/12/00,(very close to the June 2000 assessment period),for$243,000. Square footage is 300 less,but the lot size is larger by 1/3 acre. It has 3 bedrooms compared to 4 but it also has 3 bathrooms. Sq. Ft.Cost =$ 90.27 Per Acre Cost =$40,000 Account#R4689686 5411 Mesquite Ct Assessed value=$211,785 This property is also in the same subdivision and is a two story. Again a very comparable property only 360 sq. ft. difference Sq. Ft. Cost =$ 84.48 Per Acre Cost=$38,000 Account#R4688786 5070 Yucca Ct Assessed value=$267,462 Sq. Ft. Cost =$ 80.63 Per Acre Cost =$40,000 Account#R4690786 5137 Brittlebush Ct Assessed value=$203,347 Sq. Ft. Cost =$ 75.54 Per Acre Cost =$38,000 My lot is listed at 1.47 acres. Please take into account that there are 30-foot wide easements along the entire width at the rear of the lot and along the entire length on the North border. I have been assured that it is indeed a detriment of sale. I do not have full use of this area of over 13,000 Square feet. All comparisons given are like square footage and multistory structures except the Brittlebush address.. They are all in the same geographic area,in fact in the same subdivision. I also have like listing but different subdivisions. These also show similar trends. If requested I will supply them also. If averaged the Sq. Ft.Cost,adding my property at$97.75 and throwing out the Brittlebush property, the average is$87.26. The average per Acre cost is$39,000: 2309 * 89.01 =$205,524 Per Acre Cost=$ 55,860 (1.47*$38,000) Total Value =$261,384 I agree an increase in value may be warranted,but the increase assessed is more than like value. I believe the value to be at a close to$261,384. This hearing will be held at the Weld County Centennial Center, First Floor Hearing Room, 915 10th Street, Greeley, Colorado. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor or his designee will be present.
