USE BY SPECIAL REVIEW QUESTIONAIRE
1. The proposed use of this USR is an expansion of our existing dairy facility. Currently we
have a 1500 head permit. The USR expansion is for a 4000 head permit.
2. This proposal is consistent with the Weld County Comprehensive Plan in that the
proposed property will remain in agriculture use.
3. This proposal is consistent with the Current Zoning Ordinance, which is Commercial
Agriculture.
4. Current land uses surrounding the dairy are mostly agriculture and single family
residences. Our closest neighbor is a commercial turkey farm. Therefore, we feel our
request is compatible with the surrounding environment.
5. A. We will be the only operators on this dairy and it will still remain "family" run. B. We
will plan on employing a maximum of 35 people to help us run the dairy. C. There will be
three milking shifts, the first shift starting at 2:00 A.M. and finishing at 9:00 A.M. A
second shift starting at 10:00 A.M. and finishing at 5:00 P.M. And lastly a third shift
starting at 6:00 P.M. and finishing at 1:00 A.M. D. There will be no new structures
erected at the site. E. The use will remain the same, a dairy farm, and the animals will
also remain the same, Holstein milk cows. We are currently permitted for 1500 head and
we are asking for a 4000 head permit. F. Besides our personal vehicles, there will be a
tractor-trailer accessing the site everyday to pick up our milk. And other various farm
trucks and vendors will also access the current site. G. The Platte Valley Fire Protection
District will provide fire protection for this site. H. Water is and will be provided by
Central Weld County Water District.I. The dairy currently uses septic systems.
6. The landscaping has almost been completed on the dairy. We have planted numerous
windbreaks as proposed by the NRCS office. There are lawn areas consisting of native
and introduced grasses.In addition,the NRCS office is designing a wetland area located
by the existing lagoons.
7. Not Applicable.
8. Storm water drainage will be handled in retrospect with our lagoons. Our lagoons
currently are built to handle the 25 year 24 hour rainfall. Each additional lagoon will
have to fit these criteria as well.
9. Not Applicable. The dairy is already built.
10. We currently store our wastes on site for short periods of time. We have a contractor
removing our waste weekly. Storage will remain in the same area as currently used.
