Sherri Lockman Weld County Planning Services 1555 North 17th Avenue Greeley, Colorado 80631 Re: Ivy Crest Change of Zone Plat PEI#00-006 Dear Ms. Lockman: Enclosed are three copies of the Ivy Crest Change of Zone Plat for your review and approval. The Change of Zone Plat reflects all of the requested information from the Resolution of the Board of County Commissioners. Please provide one copy of this drawing to the Public Works Department for their review. I would like to point out a couple of items that are reflected on the plat: 1. The decision has been made to go with the 20' wide landscape buffer in Outlot 'A'. Inside that landscape buffer the owner is proposing to construct a continuous berm of at least 3' high, from the south end of Outlot 'A' and tapering down to the existing ground at the north end where the cul-de- sac will be constructed. This will address the issue of permanent screening for headlamps of automobiles using Larkspur Road. 2. Enclosed is a letter from the Platteville Gilcrest Fire Protection District indicating that they are going to utilize the existing irrigation well for fire protection. Therefore, Central Weld Water District will provide the potable water through their existing service. The details of these particular improvements will be reflected in the Final PUD documents,which we will begin to prepare on behalf of Dan Ochsner as soon as the Change of Zone Plat has been signed and recorded. Please review this Change of Zone Plat. We will bring over the mylars as soon as you contact us to do so. We will also have King Surveyors complete the Recorded Exemption Map, so that the lots match exactly those that are outlined on this Change of Zone Plat. Box 407 Platteville CO 80651 Phone 970 785-2232 Fax 970 785-0139 07/28/2000 To Whom it may concern; This letter is in reference to the recent application and referral in regards to the Ivory Crest sub-division planned to be constructed north of highway 66 on county road 19. The fire department required a water supply to this development in accordance with NFPA standards. After meeting with Mr. Pickett and members of the Union Colony Fire Department the following resolution has been reached. • Adequate water supply for this sub-division can be attained by the use of an existing well located on the south east end of the property. This well will need to maintained by the owner of the well and operable at all times of the year. The well will need to be fitted with a five inch adapter compliant with the fire department threads. The well will be tested annually by the fire department as part of the annual hydrant/water system maintenance plan. Problems with the well will be the responsibility of the owner to maintenance and repair. The fire department will have access to the well at any time.With all of the above conditions met,the fire department position on the proposed subdivision is as below Water supply to the subdivision can be achieved and appropriate fire protection to the sub-development will be provided by the Platteville/Gilcrest Fire Protection District. The fire department will be an active observer to the development to assure that the best means of protection have been made. We are looking forward to working through the final stages of this development and hope that constant communication can continue as applicable in regards to the fire departments involvement is such building.
