The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Use by Special Review Standards. Our comments and requirements are as follows:
COMMENTS:
Paden Lane and McKiinley Avenue are located in Pleasant Acres Subdivision. This subdivision has gravel streets
and a 60-foot right-of-way. Both roads are maintained by Weld County.
The proposed garage borders Paden Lane and the alley. There are no curbs, gutters, or sidewalks within the
subdivision. The residents park adjacent to homes. The area is flat and open.
tEQUIREMENTS:
There shall be no staging or parking of unlicenced vehicles on the County right-of-way.
The applicant shall indicate on the plat the direction that the garage doors will be located and any approach type
gravel and concrete slabs to the driveway.

COLORADO CASE: USR-1307 NAME: Kramer, Brad & Teresa
Environmental Health Services has reviewed this proposal for a personal garage. Our Department
recommends approval. The following conditions are recommended to be part of any approval:
1. All liquid and solid wastes(as defined in the Solid Wastes Disposal Sites and Facilities Act, 30-20-100.5,
C.R.S., as amended)shall be stored and removed for final disposal in a manner that protects against surface
and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, blowing
debris,and other potential nuisance conditions.
4. This facility shall adhere to the maximum permissible noise levels allowed in the Residential Zone
as delineated in 25-12-103 C.R.S., as amended.
5. The septic system located on the property shall have an appropriate permit from the Weld County
Department of Public Health& Environment. The Environmental Health Division of the Weld County
Department of Public Health&Environment was unable to locate a septic permit for the septic system
located on the property. Any existing septic system(s)which is not currently permitted through the Weld
County Department of Public Health&Environment will require an 1.S.D.S. Evaluation prior to the issuance
of the required septic permit(s). In the event the system(s) is found to be inadequate,the system(s)must be
brought into compliance with current 1.S.D.S. regulations.
6. All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and handled in a safe
manner. Reference 25-8-205.5 Colorado Water Quality Control Act and Rules and Regulations thereof.
7. The facility shall utilize the existing private well.

Garage in excess of 4% rule.
USR-1307
1. This referral is written with the assumption that we are addressing a private garage strictly to be
used for personal use. This will be a U-1 Occupancy. Any change in use will lead to different
and additional building regulations.
2. Proper building permits shall be obtained prior to any construction, remodeling, demolition or
excavation.
3. All buildings or structures shall maintain distances from property lines and adjacent buildings as
outlined in Table 5-A of the 1997 Uniform Building Code.
4. Setbacks to oil and gas facilities shall be as required by The Weld County Zoning Ordinance.
5. If electrical power is provided to the garage, a disconnecting means and a ground rod will be
required at the garage. A minimum of one interior light is required which is controlled by a wall
switch at the entrance door. All convenience receptacles are required to be GFCI protected and a
minimum of 18 inches above the floor. Exterior lights are required at exterior doors.
6. Additional requirements or changes may be required when building applications or plans are
reviewed by the Weld County Building Inspection Department.
