Dear Ms. Patricia Styskal:
The property referenced above remains in violation of the Weld County Zo Ordinance. I have scheduled
a meeting with the Board of County Commissioners on August 8, 2000,at 0:00 a.m. to consider the violations
occurring on the property. As we discussed the above mentioned property is in violation of the following
Section(s)of the Weld County Zoning Ordinance:
31.2.1 "One(1)single family dwelling unit and auxiliary quarter per legal lot."
31.2.2"One(1)single family dwelling unit and auxiliary quarters on a parcel of land created under the provisions of
Section 11 of the Weld County Subdivision Ordinance."
Your property is also currently in violation of the following Section(s) of the Weld County Building Code
Ordinance:
30 Building Permits for Buildings and Structures Other than Mobile and Manufactured Homes:
No building or structure regulated by this code shall be erected,constructed,enlarged,altered,repaired,moved,improved,
removed,converted,or demolished unless a separate building permit for each building or structure has been first obtained
from the Weld County Building Inspection Department. (Before any demolition permits are issued,approval must be given
by the Weld County Health Department.)
To bring the property into compliance the following option(s)are available:
The"detached garage"(as recognized by the Weld County Assessor's Office)can either be completely demolished
(with a demolition permit through the Weld County Building Department)or it can be vacated as a dwelling unit by
sending us a letter stating that the structure will not be used for any overnight or temporary housing. If you choose
this option,the"kitchen"and any"bathrooms"must be disassembled. Once you have completed dismantling them,
please call our office and a building inspector will inspect the unit. The third option which you have chosen is to
plead you case in front of the Board of County Commissioners. While I realize xe-maaming the building as
a"Nonconforming Use"we will maintain that it does not fall u efinition of a"Nonconforming Use".
This meeting will take place in the County Commissioners' Hearing Room, First Floor, Weld County Centennial
Center, 915 10th Street, Greeley, Colorado. It is recommended that you or a representative be in attendance to
answer any questions the Board of County Commissioners might have about the violations.

The Department of Planning Services' staff will be recommending that the Board of County Commissioners
authorize the County Attorney to proceed with legal action to remedy the violation. Our records indicate that
you were made aware of the nature of the violation, the action necessary to correct the violation, and that you
were given sufficient time to remedy the violation. If you have any questions concerning this matter, please call
