The site is relatively flat with the soil consisting of 2 ft. of topsoil over a gravelly alluvial material. The subject property has 12.5 inches of first right contract water out of the Big Thompson Platte River Ditch, which also makes up the south boundary line. The subject property is requested to be zoned (1-2) Medium Industrial. The reasons for zoning are: 1. The developed area, in the vicinity of the site, is largely industrial in character, which makes the request to an Industrial usage at this site compatible with the surrounding developments. 2. The requested zoning is consistent with the Master Plan of the Town. 3. The zoning will not result in negative impacts upon the Town or the surrounding area. The Town of Milliken has committed to provide municipal services to this area, however water and sewer will be extended at the developer's expense. The proposed annexation will have no effect on the School district since it will result in an increased property valuation without any additional students to impact the school system.
