The proposal for this property, which is currently, zoned Agricultural is the following: The parking of no more that 5 trucks at maximum business build out. This will be over the life of the business. These trucks are owned and operated by Brett & Michelle Bernhardt D.B.A. Brett W. Bernhardt Trucking, Inc. At this point, Brett & Michelle Bernhardt own two trucks and this is their primary residence. We also are planning on stockpiling items of material such as: Recycled Asphalt, Sand, Mulch, and Gravel in small quantities for use by local landscapers in the area. This will be operated on a call and order basis. The traffic will be personal vehicles and will consist of less that 5 cars daily at full operation for viewing of material. We will make the deliveries with our equipment and no other haulers will be making deliveries into or out of our property. 2. We are consistent with the Weld County Comprehensive plan because we are NOT taking any agricultural land out of its farming use. 3. This use would co-exist with the Town of Milliken's planned Commercial District, which will be directly adjacent to us south of Highway 60. This business is the only one of it's kind within a one-mile radius and will benefit both Weld County residents and the �-� residents of Milliken. 4. A/B. This business will be operated by Brett& Michelle onsite. The business will also have the potential build out over the next 25 years of up to 5 trucks. With full build out of 7 possible employees. This will consist of Brett& Michelle's residence, landscape stockpiling, a work shed (40x70) when built, and the parking of Brett & Michelle's trucks. C. The hours of operation offsite will be 7:00a.m. To 6:00p.m. For the trucks. The onsite will consist of phone calls, deliveries, and occasional customer viewing. D. The goal is to build (1) 40x70 work shed for the housing & indoor maintenance of our trucks. We will build this to code & ordinance with the building inspections department. E. At some point we still plan on having 2-3 steers, horses, or pigs. F. 3 Tandem, 2 end-dump, & single axle work truck or a combination of these types of trucks. G. We are in the Town of Milliken's Fire Protection District. H. Domestic Little Thompson Water. I. Residential Septic. Proposed will be in accordance with WCDPH&E. J. Landscaping materials will be stored. No other oil or greases are stored. Items are bought and used as needed. 5. Site Landscaping. The residential site is already working on perimeter borders. The goals are to complete west border landscaping with trees, shrubs, and berm for windbreak and screening. We will increase the south border screening with trees and shrubs along Highway 60. Fencing and shrub work will begin on the east side of the property in accordance with CDOT recommendations. North work is planned but at this time we are determining if we can expand our original Recorded Exemption. This screening we believe will make our home site and business blend in with its surroundings. The screening will also provide a much needed windbreak to control blowing sand which was the recommendation of the USDA in accordance with our soil type. The USDA also explained that this would be an appropriate use for our land type. We are on Soil Map 69. 6. N/A Residential Landscaping. 7. N/A Residential 8. Work Shed construction goal is to begin Summer/Fall of 2001. Landscaping materials stockpiling will begin winter/spring 2001. 9. N/A wastes are discarded immediately. Small storage only when needed. Storage will be in the work shed. We don't currently store items. We purchase and use as needed. Oil & grease are delivered when needed and fuel is stored adequately in a tank. r Hello
