1. Explain, in detail, the proposed use of the property? The proposed use of this
property is twofold, First Area A as shown on the survey will be used for a dog grooming
service. Area B as shown on the survey will be used for the storage of recreational type
of equipment such as Recreational Vehicles and Motor-Homes. The remainder of the
property not designated as Area A or B will be for private residential use.
2. Explain how this proposal is consistent with the intent of the Weld County
Comprehensive Plan? The proposal is consistent with the intent in that it will not
destroy any existing farmland.
3. Explain how this proposal is consistent with the intent of the Weld County Zoning
Ordinance and the zone district in which it is located? The proposal is consistent in
that it fosters the County's business and economic bases by increasing the county's tax
base, improving the property use of the land, and by providing residents of covenant
controlled communities a place to store their recreational vehicles during non-use periods.
Additionally the approval of such proposal will not result in any existing farmland being
destroyed.
4. What type of uses surround this site? Explain how the proposed use is consistent
and compatible with surrounding land uses? Robert Fleck, (neighbor) has RV storage
lot directly next door. Additionally, residential property surrounds the site. The
proposed use is compatible as it will not affect the overall zoning designation of the area.
5. Describe, in detail, the following:
A. How many people will use this site? Area B will offer sixty one (61), thirty (30) foot
lots, ten (10), twenty five (25) foot lots,forty five (45), forty (40) foot lots all intended to
store recreational vehicles. Area A offers three (3) parking spaces for use of customers of
the proposed dog grooming business.
B. How many employees are proposed to be employed at this site? The two owners of
the property will be employed at this site.
C. What are the hours of operation? Regular business hours of the dog grooming
business in area A will be 8:00 a.m. until 12:00 p.m., Area B will be open from 6:00 a.m.
until 8:00 p.m.
D. What type and how many structures will be erected (built) on this site? None
E. What type and how many animals, if any, will be on the site? The primary use of site
A will be for a dog grooming business. Dogs will be kept inside the residence while they
are being groomed. It is anticipated that 2-3 domesticated dogs will be in the building at
any given time.
F. What kind (type, size, weight) of vehicles will access this site and how often?
Recreational vehicles and motor homes will be stored on the site. Additionally, boats will
be stored on the site. Finally, owners of stored vehicles will access vehicles on as needed
basis during business hours.
G. Who will provide fire protection to the site? Evans Fire Department
H. What is the water source on the property? (Both domestic and irrigation) City of
Greeley Water
I. What is the sewage disposal system on the property? (Existing and proposed)Septic
tank with Lichfield will be used for dog grooming business. No sewage disposal system
will be required for the Recreational Vehicles.
J. If storage or warehousing is proposed, what type of items will be stored?
Recreational Vehicles and Motor homes will be stored in the spaces on Arca B.
6. Explain the proposed landscaping for the site. Area B will consist of a gravel lot with
trees and shrubs placed around the premises.
7. Explain any proposed reclamation procedures when termination of the Use by
Special Review activity occurs? No reclamation procedures are forecasted.
8. Explain how the storm water drainage will be handled on the site? No flooding or
drainage problems are anticipated.
9. Explain how long it will take to construct this site and when construction and
landscaping is scheduled to begin. Upon approval, landscaping will begin. It is
anticipated that it will take 6 months to complete the landscaping. (weather permitting)
10. Explain where storage and /or stockpile of wastes will occur on this site.
