A public hearing was conducted on February 21, 2001, at 10:00 a.m., with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated February 2, 2001, and duly published February 7,
2001, in the Tri-Town Farmer and Miner, a public hearing was conducted to consider the request
of George Walck for a Site Specific Development Plan and Use by Special Review Permit#1309
for an Electrical Contractors Business in the A(Agricultural)Zone District. Lee Morrison,Assistant
County Attorney, made this a matter of record. Lauren Light, Department of Planning Services,
presented a brief summary of the proposal and entered the favorable recommendation of the
Planning Commission into the record as written. Ms. Light gave a brief description of the location
of the site, which is approximately 5 acres is size. She stated there are improvements on the site;
however, the applicant has removed two of the structures. Ms. Light described the surrounding
uses, and stated the site has mature landscaping. She explained most of the electrical work is
done off site, and staff does not feel this will be an intense use. She stated three referral agencies
responded favorably, five submitted comments or proposed conditions, Boulder County did not
respond,and staff received no comments from surrounding property owners. Responding to Chair
Geile, Ms. Light explained the applicant applied for a building permit in 1998, but at the time it
appeared they were operating a construction business and a violation was issued for the site. She
stated staff confirmed there was no business and the violation was closed.
Don Carroll, Department of Public Works,stated Weld County Road 1 is an arterial status road and
is maintained by Boulder County, and added the Department of Public Works is requesting the
main access be widened as indicated in Condition of Approval #2.C.
George Walck, applicant, was present to answer any questions. No public testimony was offered
concerning this matter. Responding to Chair Geile, Mr.Walck stated he has reviewed and agrees
with the Conditions of Approval and Development Standards.

Commissioner Masden moved to approve the request of George Walck for a Site Specific
Development Plan and Use by Special Review Permit#1309 for an Electrical Contractors Business
in the A (Agricultural) Zone District, based on the recommendations of the Planning staff and the
Planning Commission,with the Conditions of Approval and Development Standards as entered into
the record. The motion was seconded by Commissioner Vaad, and it carried unanimously.
This Certification was approved on the 26th day of February 2001.
