The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Use by Special Review Standards. Our comments and requirements are as follows:
COMMENTS:
WCR 28 is designated on the Transportation Plan Map as a local gravel road,which requires a 60-foot right-of-way
at full build out. There is presently a 60-foot right-of-way. This road is maintained by Weld County. Pursuant
to the definition of SETBACK in the Weld County Zoning Ordinance (Ordinance 89, as amended), the required
setback is measured from the future right-of-way line.
'he most current traffic count was taken August 12, 1999, reflecting 103 vehicles in a 24-hour period.
The property is situated on a side hill. All the drainage disburses west to the pasture section prior to reaching the
Platteville Ditch.
There are two existing driveways, one paved and one graveled. The gravel driveway is located on the east side
of the mature cedar wind break, and allows the person that is existing the facility to have the best visibility to the
crest of the hill for on coming traffic traveling west. If the applicant utilizes the west paved driveway to exit , the
sight distance to the east is limited due to the mature cedar grove wind break.
REQUIREMENTS:
Access: I recommend that both accesses points are utilized as one-way, egress and ingress from the facility due
to the mature cedar grove wind break and one-way signs posted at both the entrance and the exist to the facility.
Parking and Circulation:The applicant shall place on the drawing directly north of the house the area designated
as parking. This gravel area appears to be capable of handling ten vehicles with adequate turning radiuses
available for pick up and drop off.
Storm Water Drainage: The proposed dog facility will not affect or change the storm water drainage as they are
not changing the configuration of the land or adding additional structures to the property. As I stated in
"comments," the storm water drainage will flow west and disburse in their pasture prior to reading the Platteville
Ditch. No additional storm water drainage will be required.

Environmental Health Services has reviewed this proposal for a Dog Daycare and Boarding. Our
department recommends approval. It appears the existing wells on the property are for domestic and
agricultural uses. The well that will be used for this use must be permitted for commercial uses.
Prior to recording the plat the applicant shall:
1) Apply for a commercial use for the existing well through the State of Colorado, Water
Resources Department.
2) Submit the engineer evaluation for the existing septic system to the Weld County
Department of Public Health &Environment, Environmental Health Services.
The following conditions are recommended to be part of any approval:
1) All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities
Act, 30-20-100.5, C.R.S., as amended) shall be stored and removed for final disposal in a
manner that protects surface and groundwater contamination.
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
4) Fugitive dust shall be controlled on this site.
5) The maximum permissible noise level shall not exceed the residential limit of 55 db(A) as
measured according to 25-12-103 C.R.S. as amended, Colorado Revised Statutes.
6) The facility shall utilize the existing the existing well.
7) Adequate toilet facilities shall be provided for the public. The public shall be allowed to use
the toilet facilities located in the residence.

8) The existing septic system shall be reviewed by a Colorado Registered Professional Engineer.
The review shall consist of observation of the system and a technical review describing the
systems ability to handle the proposed hydraulic load. The review shall be submitted to the
Environmental Health Services Division of the Weld County Department of Public Health and
Environment. In the event the system is found to be inadequately sized or constructed the
system shall be brought into compliance with current Regulations.
