The proposed rezoning will be consistent with the policies of the Weld County Comprehensive Plan because it will be a commercial activity in a commercial area. 2. The area that we are proposing for rezoning has always been a commercial building. The lots next to it are a grain elevator or a pool hall that has closed its doors. 3. The property will use it's own septic system that has been approved by the health department. 4. The building is hooked up to a private well. The Fire protection will be covered by the Stoneham—New Raymer Fire Department. Where as our Fire department hauls their own water. 5. This question does not apply to us. 6. Ave. Greeley, Colorado Re: Waiver of fees, and release of building permits On August 30, 2000, we purchased lots Ten(10), Eleven(11), and Twelve (12), Block Three (3), Town of New Stoneham, Weld County, Colorado, from a John Johnson. Prior to this closing we had checked with the Assessors office about the status of this lot, whether it was commercial or residential, and at this time we were assured that it was commercial. After checking father we were still informed that this lot was commercial. Therefore proceeding with our purchase, we are now informed that it is agriculture, thus causing a delay on our permits. What we are asking for is a waiver of fees for our USR application, and a early release of our building permits. Our department has received direction to waive the fees associated with this change of zone as well as seek funding to conduct the engineering work and mylar required to satisfy the surveying requirements. I am therefore, requesting approximately $2000.00 to conduct this survey. I have been unsuccessful in obtaining a more specific estimate for cost of surveying work, and as soon as I have a specific cost estimate I will forward this to you as well as the recipient of the funds. A Site Plan Review, the application you previously submitted, follows a Change of Zone and is designed to ensure a particular use complies with a designated Zone.The Department of Planning Services cannot move forward with your Site Plan Review until such time as we obtain the requisite application and its attachments, process and subsequently receive approval for your requested Change of Zone. In order to schedule a Hearing before the Planning Commission the Department of Planning Service still needs several items identified on the Change of Zone Check Submittal checklist.These items are 1) Item number 6-Three copies of a mineral resource statement prepared by a certified geologist or other qualified expert,and 2) Item number 7 - One copy of documentation showing evidence of an adequate water supply(e.g.well permit or letter from water district). Shows the building before it was remodeled. The west side of the building has been repaired and painted in a taupe with a chocolate trim and doors. The middlet garage door has been removed and replace with a delivery door and enclosed with a siding that has been painted. The awning has been removed and is being replaced with a new one that extends over the sidewalk. 2. This picture shows the front of the building. The windows have all been replaced.: The smaller ones will have brown storm windows. The garage door has been removed and replaced with a metal exit door. Then stuccoed around where the brick was removed by the previous owner. All brick has been retucked, and windows have been primed and painted. 3. This picture shows the west side of the building where the septic system will be installed. The junk has all been disposed of and the fence line has been removed Robert, here are a few of the things that we have done to the building. The pictures were taken before the remolding began. Jerry and Margie Samber '65 5 2001 37441WCR153 RECEIVED Stoneham, CO 80754 INTRODUCTION This report contains results of a geotechnical engineering exploration for the proposed restaurant and bar to be located at 41611 Marble Ave, Stoneham, Colorado, Lots 10-12, Block 3. An existing building is being renovated to house the restaurant. The building was originally constructed in approximately 1903. The purpose of this service is to provide information and recommendations relative to: ► Subsurface soil and bedrock conditions ► Groundwater conditions I► Foundation evaluation ► Drainage PROPOSED CONSTRUCTION The interior of the existing building is to be renovated. No additions are anticipated. A slab-on-grade floor is to be poured on the north half of the structure. SUBSURFACE CONDITIONS The following conditions were encountered at the time of exploration: 0'-1' Topsoil 1'-3' Silty, lean day with trace sand, dry, tan 3'-5' Fine graded sand with silt, tan, moist 5'-8' Lean clay with silt lenses, tan to rust, moist Groundwater was not encountered at the time of exploration. FOUNDATION EVALUATION The building utilizes crawispace and slab-on-grade construction. Load bearing walls are constructed of brick supported by spread footings. The concrete footings appear to range in width from fourteen to twenty-four inches and are twelve inches thick. CONCLUSIONS AND RECOMMENDATIONS Geotechnical Considerations: The existing footings bearing on the native soils appear to be adequate to support the building. Estimated loads from the restaurant and bar do not exceed those of historical use.
