The garage box-of the house is 25 X 50,which you measured the east end as 24. When you measured the side to find the area inside the wall you did not take into consideration the garage extends 4 ft. past the door on the north side of the house. The 4 ft. extension makes the house 100 sq. ft less and the garage 100 sq. ft. more. The break dawn of each house is as follows; 27713 WCR 20 sold in 2000 for the price of 146,318. Square footage 1978 Cost 146.318 x-!6% = 155,097 Difference from my sf. +6% 9355 WCR 57 sold in 2000 for the price of 189,790 Square footage 2126 Cost 189.790 x—1% = 187,892 Difference from my sf. -1% 9378 WCR 57 sold in 2000 for the price of 276.970 • Square footage 3136 Cost 276,970 x—33%= 185.569 Difference from my sf. -33% MY HOUSE 28285 WCR 20 sold in 1997 for the price of 190.000(approximately) Square footage 2093 (this is wrong in the files—2592-is 500 ft to much) Drawing on form sent from county. MY house is T shaped with the one box 32 X 49 and the top box 25 X50.6 of which 29 ft. is the garage. House 49 X 32= 1568 garage 29X25=725 sf. 25 x 21 = 525 2093 sf. This hearing will be held at the Weld County Centennial Center, First Floor Hearing Room, 915 10th Street, Greeley, Colorado. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor or his designee will be present. The Board will make its decision on the basis of the record made at the aforementioned hearing, as well as your petition, so it would be in your interest to have a representative present. If you plan to be represented by an agent or an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office, an authorization for the agent or attorney to represent you. If you do not choose to attend this hearing, a decision will still be made by the Board by the close of business on August 6, 2001, and mailed to you on or before August 10, 2001. Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15 minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide evidence to support your position. This may include evidence that similar homes in your area are valued less than yours or you are being assessed on improvements you do not have. Please note: The fact that your valuation has increased cannot be your sole basis of appeal. Without documented evidence as indicated above, the Board will have no choice but to deny your appeal. At least two(2)working days prior to your hearing the Assessor will have available,at your request, the data supporting his valuation of your property.
