The proposed use of the property is to be a residence as it is used now, and to be able to run an agricultural grind shop out of the existing shop. The original shop consisted of a building 30' wide by 40' long . We have added an addition that is 30' wide by 45' long to the existing shop. Our primary purpose is to provide sharpening services to all phases of the agriculture industry. We sharpen circular knives used by vegetable farmers for trimming their produce, and circular knives used by meat packaging plants. We also sharpen slitter knives and slot knives used by a company that sells corrugated boxes to produce farmers and meat packers, as well as shear blades for metal siding companies that sell to all kinds of farms, and agricultural related businesses. We also sharpen punch knives and granulator knives for the nation's largest maker of various cow tags. Our customers also include saddle manufacturers that we sharpen punch pins and shear blades for as well. We have a customer in Weld County that we sharpen granulators for that manufacture plastic fence post for ranchers. This is just a small family business providing a very important need to the agricultural industry along the front range. 2. Our business is consistent with the intent of the Weld County Comprehensive plan in the sense that we deal with agricultural related businesses. 3. The said location is properly zoned in accordance to the Weld County Zoning Ordinance because there is not to be any change in the use of said property except for the usage of the existing shop that is already located on the property. 4. The surrounding land uses of the property are agricultural. The residence to the west has agricultural animals although there is not any type of farming or ranching being done. The land to the south consists of acreage which is used for farming purposes. The land to the East consists of the same acreage which is to the south which is used for farming. The land to the North consists of Weld County Road 10, and beyond the County Road consists of acreage which is used for grazing of cattle. To the west 1/16 of a mile consists of a business which farms all acreage surrounding the said property and the property next to this said property. 5a. There will be five (5) persons using the property. 5b. There will be four(4) persons that use the property as a family residence, and as a business. The business will have one outside employee that will not live on the premises. 5c. The hours of operation consist of a forty (40)hour week starting at 8:00 a.m. —5:00 p.m. Monday—Friday, fifty two (52) weeks per year. 5d. There will not be any new structures built, there will just be an addition to the existing shop on this site. 5e. The only animals on this site pertain to family pets. There will be no usage of animals with the said business. 5f. The type of vehicles entering and exiting the proposed site would consist of pick-up trucks and no larger than single rear axle delivery trucks such as UPS or FedEx which enter the property two (2)to three (3)times a week. 5g. Fire protection of this site is accommodated by the Fort Lupton fire department/district. 5h. The water source to be used for the property is the existing well on the property and which is being used at this time. 5i. The sewage system consists of a 700 gallon septic tank,with a 800 square foot leech field which is an existing septic system which is used by the residential house on the property. 5j. There is not any storage space needed nor intended for this site. 6. The landscaping consists of a residential house of 1,600 sq. ft.. An agricultural shop which square footage is 3,600. There is a small garage consisting of 528 sq. ft. which is used for personal storage for the family. There is a small tin shed which is 120 sq. ft. used for storage of lawn and yard equipment. 7. There are not any proposed reclamation procedures that are involved in this specific case. 8. Storm Drainage settles on this site. 9. Construction of the addition is complete at this time with electrical inspection already being passed. 10. There will not be any waste or storage of wastes on this site. r Hello
