Dear Ms. Light:
I have reviewed the submitted material pertaining to the Special Use Permit for an Electrical
Contractors Business, located at 7240 Weld County Road I, (Case number: USR-1309, Case
Name: George Walck). The Fire District does not object to the use of the property for a home
electrical business provided hazardous materials or flammable/combustible liquids in excess of 10
gallons are not used or stored within any of the buildings.
If flammable/combustible liquids tanks are installed on the property, they must be installed in
accordance with the Uniform Fire Code. Any new/future construction will need to have approval
of the Fire District before building permits are issued.

Environmental Health Services has reviewed this proposal for an Electrical Contractor Business. Our
Department recommends approval.
Prior to recording the plat the applicant shall:
1. Provide the engineer evaluation of the existing septic system to the Weld County Department of
Public Health& Environment.
The following conditions are recommended to be part of any approval:
1. All liquid and solid wastes(as defined in the Solid Wastes Disposal Sites and Facilities Act,30-20-100.5,
C.R.S., as amended) shall be stored and removed for final disposal in a manner that protects against surface
and groundwater contamination.
2. No permanent disposal of wastes shall be permitted at this site.
3. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust, blowing
debris, and other potential nuisance conditions.
4. This facility shall adhere to the maximum permissible noise levels allowed in the Residential Zone
as delineated in 25-12-103 C.R.S., as amended.
5. Adequate toilet facilities shall be provided for the employees.
6. The existing septic system shall be reviewed by a Colorado Registered Professional Engineer. The review
shall consist of observation of the system and a technical review describing the systems ability to handle the
proposed hydraulic load. The review shall be submitted to the Environmental Health Services Division of the
Weld County Department of Public Health and Environment. In the event the system is found to be
inadequately sized or constructed the system shall be brought into compliance with current Regulations.
7. All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and handled in a safe
manner. Reference 25-8-205.5 Colorado Water Quality Control Act and Rules and Regulations thereof.
8. The facility shall utilize the existing public water supply. (Little Thompson)

The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Use by Special Review Standards. Our comments and requirements are as follows:
COMMENTS:
WCR 1 is designated on the Southwest Study Area Capital Improvement Needs as a arterial road, which requires
a 100-foot right-of-way at full build out. There is presently a 60-foot right-of-way. This road is maintained by
Boulder County. Pursuant to the definition of SETBACK in the Weld County Zoning Ordinance (Ordinance 89,
as amended), the required setback is measured from the future right-of-way line. A distance is measured 50 feet
from the center of the road/section line to future right-of-way.
There is no average daily traffic count available for WCR 1 (County Line Road) at this location due to the fact that
Boulder County has jurisdiction over maintenance.
REQUIREMENTS:
The applicant shall place on the plat the future right-of-way line adjacent to the proposed property.
Access and Circulation: The only access is from WCR 1 (Count Line Road). This access point shall be
widened to accommodate two-way traffic with adequate turning radiuses. There is adequate sight distance in
both directions, and the main access is located at the top of the hill. The site circulation is adequate to
accommodate larger turning vehicles and parking spaces for employees.
Storm Water Drainage: The site is slightly terraced. Any storm water run-ff would congregate and disburse in
the rear pasture section. No additional storm water requirements will be necessary.
