RE: APPROVE CANCELLATION AND RELEASE OF COLLATERAL FOR WYNJA VISTA,
LLLP -WYNJA
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution dated April 7, 2000, the Department of Planning Services did
approve the application of Wynja Vista, LLLP, do David and Sandra Wynja, 1531 Skyway
Drive, Unit A, Longmont, Colorado, 80504, for Site Plan Review, SPR#318, on the following
described real estate, to wit:
Lot 10, Block 2, Vista Commercial Center, Filing 1;
located in part of the N1/2 of Section 8, Township 2
North, Range 68 West of the 6th P.M., Weld
County, Colorado
WHEREAS, on June 5, 2000, the Board of County Commissioner of Weld County,
Colorado, did approve Improvements Agreement for Private Parking and Landscaping
Improvements for Wynja Vista, LLLP, between the County of Weld, State of Colorado, by and
through the Board of County Commissioners of Weld County, and Wynja Vista, LLLP, c/o David
and Sandra Wynja with terms and conditions being as stated in said agreement, and accepted
Irrevocable Standby Letter of Credit#153, drawn on the Community First National Bank, 1610
Hover Road, Longmont, Colorado 80501, in the amount of$88,563.00, and
WHEREAS, staff from the Weld County Department of Public Works has conducted a
visual inspection and recommends release of said collateral.
WHEREAS, it has been determined by the Board that the collateral being held by Weld
County is no longer necessary to secure said Improvements Agreement for Private Parking and
Landscaping Improvements for Wynja Vista, LLLP, and
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that the Irrevocable Standby Letter of Credit#153, drawn on the
Community First National Bank, 1610 Hover Road, Longmont, Colorado 80501, in the amount
of$88,563.00, be, and hereby is, canceled and released.
BE IT FURTHER RESOLVED by the Board that the Clerk to the Board be, and hereby
is, directed to return said collateral to the appropriate issuing party.

On February 21, 2001 we received a request for release of collateral for Wynja Vista, Case
SPR-318, in the amount of Eighty-Eight Thousand Five-Hundred Sixty-Three dollars
($88,563.00).
After review of the request, it has been determined that the agreement has been successfully
completed, and the Department of Planning Services recommends the full release of collateral.

At the request of Planning Services and the applicant, an inspection of the site was performed.
The Weld County Public Works Department recommends the release of the transportation collateral for
the private parking lot area, which consists of concrete paving, curb, gutter, and sidewalks.
All other non-transportation items shall be verified by Planning Services prior to release.

Dear Weld County Planning Department;
I am requesting the release of the Letter of Credit established to insure the completion of
the parking lot and landscaping at the above address. The parking lot and landscaping are
now complete.
I am enclosing a copy of the Standby Letter of Credit from Community First Bank in
Longmont. We need to have this taken care of before we can convert to our permanent
loan.
