HomeMy WebLinkAbout20010151 HEARING CERTIFICATION DOCKET NO. 2001-05 RE: SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT#1307 FOR AN ACCESSORY BUILDING (GARAGE) WITH A GROSS FLOOR AREA LARGER THAN FOUR PERCENT OF THE TOTAL LOT AREA IN AN APPROVED OR RECORDED SUBDIVISION - BRADLEY AND TERESA KRAMER A public hearing was conducted on January 31, 2001, at 10:00 a.m., with the following present: Commissioner M. J. Geile, Chair Commissioner Glenn Vaad, Pro-Tem Commissioner William H. Jerke Commissioner David E. Long Commissioner Robert D. Masden Also present: Acting Clerk to the Board, Esther Gesick Assistant County Attorney, Lee Morrison Planning Department representative, Robert Anderson Health Department representative, Pam Smith Public Works representative, Don Carroll The following business was transacted: I hereby certify that pursuant to a notice dated January 12, 2001, and duly published January 17, 2001, in the Tri-Town Farmer and Miner, a public hearing was conducted to consider the request of Bradley and Teresa Kramer for a Site Specific Development Plan and Use by Special Review Permit#1307 for an Accessory Building (garage) with a gross floor area larger than four percent of the total Lot area in an approved or recorded Subdivision. Lee Morrison, Assistant County Attorney, made this a matter of record. Robert Anderson, Department of Planning Services, presented a brief summary of the proposal and entered the favorable recommendation of the Planning Commission into the record as written. Mr. Anderson gave a brief description of the location of the site, and stated staff recommends approval for the reasons indicated in the Administrative Review. He further stated the surrounding uses are primarily residential,five referral agencies responded favorably, and four recommended conditions. Mr. Anderson stated at the Planning Commission hearing, the applicant requested a variance for a 14-foot setback for the garage. Responding to Chair Geile, Mr. Anderson stated the lot is approximately 130 feet by 100 feet, and added the four percent rule applies to new structures, not existing structures. He further stated the proposed garage is 172 feet over the four percent minimum. Brad Kramer, applicant, was present to answer any questions. No public testimony was offered concerning this matter. In response to Chair Geile, Mr. Kramer stated he has reviewed and agrees with the Conditions of Approval and Development Standards. 2001-0151 �� f�L PL1469 HEARING CERTIFICATION - BRADLEY AND TERESA KRAMER (USR#1307) PAGE 2 Commissioner Masden moved to approve the request of Bradley and Teresa Kramer for a Site Specific Development Plan and Use by Special Review Permit#1307 for an Accessory Building (garage) with a gross floor area larger than four percent of the total Lot area in an approved or recorded Subdivision, based on the recommendations of the Planning staff and the Planning Commission, with the Conditions of Approval and Development Standards as entered into the record. The motion was seconded by Commissioner Vaad, and it carried unanimously. This Certification was approved on the 5th day of February 2001.
