(Section 39-8-108.5, CRS) Selecting the Arbitrator: In order to pursue arbitration, you must notify the CBOE of your intent. You and the CBOE select an arbitrator from the official list of qualified people. If you cannot agree on an arbitrator, the District Court of the county in which the property is located will make the selection. 2001-2041 AS0049 RE: BOE - CROOKS BILL J & MARIANNE Page 3 Arbitration Hearing Procedure: Arbitration hearings are held within sixty days from the date the arbitrator is selected. The arbitrator's written decision must be delivered to both parties personally or by registered mail within ten (10) days of the hearing. Such decision is final and not subject to review. Fees and Expenses: The arbitrator's fees and expenses are agreed upon by you and the CBOE. In the case of residential real property, such fees and expenses cannot exceed $150.00 per case. The Assessor has determined that your property should be included in the following category(ies): Residential property - The property is valued by the market approach to value. All other property, including vacant land, is valued by considering the cost , market, and income approaches . If your concern is the amount of your property tax, local taxing authorities(county, city, fire protection, and other special districts)hold budget hearings in the fall. Please refer to your tax bill or ask your Assessor for a listing of these districts, and plan to attend these budget hearings. The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest.and has determined the valuation(s)assigned to your property. The reasons for this determination of value are as follows: The value of your property was adjusted to reflect the market price paid during the base period of January 1, 1999 to June 30, 2000 . This value is then time adjusted to June 30, 2000 . This is done to account for the continuing rise in property values during this sales period. i? BOX 758 GREELEY, COLORADO 80632 970 356 4000 EXT 4225 I built my home at 907 Ridge CT, Windsor, CO 80550 in 1996. I paid $162,500 for the home. Since this time, Garden Street has become increasingly busy/noisy. My home sits on the corner lot on Ridge CT/Garden Street. One block West are several blocks of low income housing — Governor's farms is directly South of home — two rentals are directly across the street, and they have been going down-hill since I move in. I have been accessed $172,000 in prior years —this I believe is fair. This year, the value increased more than 34% to $231 ,160. I tried to sell my home two years ago, and was offered $180,000 — the people backed out because of the traffic on Garden Street. I checked with my neighbors — their homes did not go up 34% - not even close. Everyone thinks there must be a mistake — this is why I am taking time to appeal this increase!
