We propose to utilize Lot Band the existing building as a construction maintience shop and equipment storage. An additional proposed 5000 sq. ft.building will be used as a flexible�ish+- ^\\ ( i 'al,commercial,office/warehouse.Lot A will be utilized as an approximate 100 unit J ou equipment,R V.,boat,construction equipment storage space. , ' 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22. This proposal is consistent with the intent of the Weld County comprehensive plan because no prime agriculture land will be taken out of use. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 and the zone district in which it is located This proposal is consistent with the intent of Weld County because Weld County zoning ordinance allows for special uses of agricultural land when the land cannot support agriculture. In this case no water rights remain with this six-acre parcel. 4. What type of uses surround the site? Explain how the proposed use is consistent and compatible with surrounding land uses. The surrounding area consists of large agricultural acreages,two large feedlot operations,and abandoned agricultural buildings from a previous farm with a tennet occupying the house. Our proposed use will be consistent with the current area because the proposed construction office and use of the existing empty building would be an improvement to the site and its current use. 5. Describe,in detail,the following: a. How many people will use this site? Hydro Construction is a small to medium sized construction firm. The proposed site is intended for construction equipment staging between projects. It will be used by 5%of our total workforce. b. How many employees are proposed to be employed at this site? Up to three employees will be employed permanently at the current facility for maintience and security. c What are the hours of operation? Normal hours of operation for Hydro Construction are from 0600 to 1900 hours depending on the season. d What type and how many structures will be erected on this site? One existing 8,000 sq.ft. maintience and storage shop already exists on site and one proposed 5,000 sq.ft. flex/office building would be built. a What type and how many animals,if any,will be on this site? None. f What kind(type,size,weight)of vehicles will access this site and how often? Company work trucks(%:and%ton)will access this site for pick-up and delivery of materials and supplies as needed. Colorado Department of Transportation compliant trucks will be stored at the site when not being utilized for a specific job. g. Who will provide fire protection to the site? The Ault Volunteer Fire Department currently provides fire protection to this location. It. Lot A would be a proposed 100 unit outdoor R.V.,boat,truck,equipment,ect... storage space.Lot B will store construction related equipment and materials. 6 Explain the proposed landscaping for the site. The proposed landscaping plan shall be separately submitted as a landscaping plan map attached to the application. The goal of the proposed landscaping is to keep it consistent with the existing landscape and have minimal negative effects on the surrounding environment. 7. Explain any proposed reclamation procedures when termination of the Use by Special Review Activity occurs. No reclamation procedures are anticipated for the site after completion 8.Explain how the storm water drainage will be handled on the site. Irrigation ditches in adjacent farm property collect run off water from both lots A and B.The contours of lots A and B will not be altered and storm water will continue to be handled through saturation and natural runoff. 9.Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. The shop already exists and would be utilized upon approval of the special use review. Construction of the office building and R.V. storage lot would be contingent upon company growth and needs. It is anticipated that construction will take place in phases as market conditions warrant. Landscaping would be completed around the existing building immediately.Additional landscaping would be completed upon completion of the flex building,and other improvements. 10.Explain where storage and/or stockpile of wastes will occur on this site. Waste would be stored in a 3 CY dumpster on the site. This dumpster would be routinely emptied by a commercial disposal company. Hello
