COLORADO
Weld County Public Works has reviewed this proposal;this project falls primarily under the purview
of the Use by Special Review Standards of the Weld County Code, Chapter 23, Article 2, Division
4, Section 23. Our comments and requirements are as follows:
COMMENTS:
Weld County Road 48 is designated on the Transportation Plan Map as a local gravel road, which
requires a 60-foot of right-a-way at full build out. There is presently a 60-foot right-a-way. This
road is maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County
Code, Chapter 23, Article Ill, Section 23-3-50, the required SETBACK is measured from the future
right-of-way line.
Our most current count,taken November 4, 1999 reflects 177 vehicles on County Road 48 between
43 and 49.
REQUIREMENTS:
The Weld County Public Works Department recommends approval of this application.
The access shall be located and designed to be safe; ingress and egress shall not proceed a safety
hazard to the traveling public or to vehicles accessing the property.
All parking and vehicle storage shall be provided on the site; parking shall not be permitted within
any public right-of-way. An adequate parking area shall be provided to meet the parking needs of
the employees, company vehicles, visitors and customers.
