RE: SITE SPECIFIC DEVELOPMENT PLAN AND USE BY SPECIAL REVIEW PERMIT#1345
FOR ONE SINGLE-FAMILY DWELLING UNIT PER LOT OTHER THAN THOSE
PERMITTED UNDER SECTION 23-3-20.A OF THE WELD COUNTY CODE IN THE
A(AGRICULTURAL) ZONE DISTRICT - SETH AND KAYE WARD
A public hearing was conducted on September 26, 2001, at 10:00 a.m.,with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated September 7, 2001, and duly published
September 12, 2001, in the Tri-Town Farmer and Miner, a public hearing was conducted to
consider the request of Seth and Kaye Ward for a Site Specific Development Plan and Use by
Special Review Permit#1345 for one single-family dwelling unit per lot other than those permitted
under Section 23-3-20.A of the Weld County Code in the A (Agricultural) Zone District. Lee
Morrison, Assistant County Attorney, made this a matter of record. Monica Mika, Director of
Planning Services, presented a brief summary of the proposal and entered the favorable
recommendation of the Planning Commission into the record as written. She explained the
additional residence is proposed to be used as a guest house. She gave a brief description of the
location of the site and surrounding uses. Ms. Mika stated nine referral agencies reviewed the case
and responded favorably, and no letters of opposition have been received regarding this proposal.
She further stated the applicants were married after the application materials were submitted,
therefore, the Draft Resolution needs to be amended to state "Seth and Kaye Ward."
Bob Mechels,Vaught Frye Architects, represented the applicant and stated he and the applicants
have reviewed and agree with the Conditions of Approval and Development Standards. He stated
they will be submitting a revised plat which shows an additional 20 feet for future right-of-way on
Weld County Road 19. No public testimony was offered concerning this matter.
Commissioner Vaad moved to approve the request of Seth and Kaye Ward for a Site Specific
Development Plan and Use by Special Review Permit#1345 for one single-family dwelling unit per
lot other than those permitted under Section 23-3-20.A of the Weld County Code in the
A(Agricultural)Zone District,based on the recommendations of the Planning staff and the Planning
Commission, with the Conditions of Approval and Development Standards as entered into the

record. The motion was seconded by Commissioner Long. In response to Chair Geile,
Commissioner Vaad and Long amended their motion to include the applicants' name change
throughout the Resolution. There being no further discussion, the motion carried unanimously.
There being no further discussion, the hearing was completed at 10:15.
This Certification was approved on the 1st day of October 2001.
