I. Project Description
The proposed Carlson Annexation is shown on the attached maps. The area to be annexed in the
Carlson Annexation includes 155 acres of land currently zoned A-Agriculture in Weld County.
The subject property is located %2 mile south of Highway 52 on the east side of I-25. In
conjunction with the annexation, the zoning is proposed to change from Weld County A-
Agriculture Zoning to City of Dacono R-2 Residential (71 acres) and I-1 Industrial Zoning (83
acres).
II. Municipal Services
Municipal services for the Carlson Annexation will be provided in the following manner:
Electricity: United Power
Natural Gas: K-N Energy
Telephone: U. S. West
Water: Central Weld County Water District
Sewer: St. Vrain Sanitation District
Fire: Mountain View Fire Protection District
Police: Dacono Police Department
School: St. Vrain Valley School District
Financing the municipal services within the area to be annexed is addressed in annexation
agreements between the applicant and the City of Dacono.
III. Special Districts
The area to be annexed will be included within the following special districts:
Central Weld County Water District
St. Vrain Sanitation District
Northern Colorado Water Conservancy District
St. Vrain Valley School District
Tri-Area Ambulance District
Carbon Valley Recreation District
Mountain View Fire Protection District
IV. School District Impact
The proposed annexation consists of approximately 155 acres. The site is proposed for a mix of
residential and industrial zoning. The property is within the St. Vrain Valley School District.
The City of Dacono has a land dedication/cash-in-lieu program with the District to help address
any potential impacts to the school district. The size and proposed residential zoning could result

could result in a large number of school-age students from this future development. Discussions
have been held with the St. Vrain Valley School District to identify future school locations
within the Dacono area.
