It is desirable and necessary that such area be annexed to the Town of Platteville. 3. Not less than one-sixth (1/6th) of the perimeter of the area proposed to be annexed is contiguous with the Town of Platteville. b. A community of interest exists between the area proposed to be annexed and the Town of Platteville; said area is urban or will be urbanized in the near future; and said area is integrated with or is capable of being integrated with the Town of Platteville. c. No Petition for Annexation of the area described herein or any part thereof is pending or has been made to any other municipality. 4. The landowners of more than fifty percent (50%) of the property included in the area proposed to be annexed (exclusive of public streets and alleys) have joined in and have signed this Petition. 5. IMPACTS REPORT BOULTER FARMS SUBDIVISION PEI NO. 01-015 General Information We hereby request the annexation of 75.93 acres, more or less, into the Town of Platteville. The property is located in the Northeast Quarter of the Northeast Quarter of the Southwest Quarter and in the East Half of the Northwest Quarter of Section 18, Township 3 North, Range 66 West of the 6th P.M., County of Weld, State of Colorado. More specifically this property is located southwest of the intersection of Weld County Road 34 and U.S. Highway 85. The property is bounded by Weld County Road 25 '/2 to the west and Reynolds Avenue to the south. The south property line and the southern half of the east and west property lines are contiguous with the Town of Platteville boundary line. • 1. Density of residential development: We are currently proposing approximately 49.42 acres of single-family residential with a gross density of 2 to 3 lots/acre, and approximately 12.13 acres of multi-family residential with a gross density of 6 to 10 units/acre. 2. Average number of square feet of floor area for each type of residential structure, and approximate number of structures in each type or class: The proposed single-family residential structures are expected to have a floor area in the range of 1,000 sq.ft. to 2,600 sq.ft. Depending on the depth of the ground water and the sanitary sewer availability, these structures are expected to have basements. Each multi-family duplex lot will have a structure with a minimum floor area of 900 sq.ft. per half of a duplex. Each duplex will have a minimum of 1800 sq.ft. of floor area. A second multi-family use will consist of triplex units, which will have a minimum floor area of 900 sq.ft. 3. Aggregate area expected to require irrigation water, and type and quantity of water or water rights owned by the Petitioners expected to be used for such irrigation: Currently, the Petitioners of the property do not have water or water rights for irrigating open space and/or greenbelts. 4. Aggregate area of impervimic surface: Assuming each different proposed land use is constructed to 100% of the maximum amount of imperviousness, the gross aggregate area of the impervious surface is • 29.31 acres, more or less. This equates to a percent impervious for the proposed subdivision of 39%. 5. Types of commercial and industrial uses anticipated: At this time, the Petitioners do not anticipate any industrial uses. We do however anticipate various types of commercial uses including a grocery store, a fast food restaurant, a gas station, office space, retail space, a daycare center, an assisted living center, and a church. 6. Any unusual or extraordinary demands or uses on the property that may impose upon the Town's utility or other services, including public streets: At this time, the Petitioners are not proposing any unusual or extraordinary demands or uses on the property that may impose upon the town's utilities.
