Dear Sirs:
It is our understanding that the referenced case will be heard on November 21,
2000, and that it requests permission to have multi-family housing for farm workers on
Parcels IA and 1B of Lupton Meadows. We did not receive official notice of this
application, apparently because our property is more than 500 feet from Parcels 1 A and
1B, however, we own Parcels 3A, 3B, and 4 in Lupton Meadows which are just down
Weld County Road 25 from Parcels lA and 1B. We are submitting this letter for
consideration at the hearing.
First,we do not think there is a need for this type of housing on these parcels. To
our knowledge, farm workers are not employed on these parcels(lA& 1B). To our
knowledge the only farming operations on them are carried out by a local fanner that
owns his own residence, and is also a property owner in Lupton Meadows. Thus, there
are no workers on these parcels that need multi-family housing.
Second, the area is composed of large parcels that have single-family residences.
These are agricultural operations on most parcels, but there are very few that employ
farm workers. The area is between Fort Lupton and Platteville and both of these
communities have multi family housing. Both of these areas are within easy traveling
distance to the area. and both can meet any need that might exist for[arm wetter
housing,Allowing multi-family housing would adversely alter the character of the
neighborhood.
Third, the area is served by gravel roads, WCR 22 'A and 25. Permitting multi-
family housing as requested would add traffic on these gravel roads. Currently, these
roads are heavily traveled and adding multi-family housing would only add to this
problem.
In conclusion, we believe there is no justification for the request and we ask that it
not be granted. -
