Fort Lupton Greens Annexation#1 and#2

Dear Commissioners:
In compliance with Section 31-12-108.5 C.R.S. we respectfully submit this letter and the
attached maps as the annexation impact report for Fort Lupton Greens Annexations#1
and#2. The following is a list of items and issues that the City is required to address for
the benefit of the Commissioners.
a. Copies of the annexation maps are attached along with an annotated
street/zoning map that shows the existing street pattern,city limits,water mains,
nearest sewer line and the current zoning.
b. A copy of the City's Land Use Plan is also attached which depicts the future land
use of the property. The future land use is intended to be residential at a density
of 4-10 units per acre.
c. The draft annexation agreement is not yet ready. If you would like a copy,please
contact our office. A draft should be available by October 15, 2001.
d. The annexation agreement will require that the property owner bear the cost of
extending all streets and utility services to the property. As the street/zoning
map demonstrates,there is an existing 12"water line bisecting the property. The
owner allowed the City to construct this line through the property in 1999 so
that we could"loop"our water system.
e. Since the proposed initial zoning is A(Agriculture),the City does not anticipate
the need for urban level services at this time.
f. Please find attached a copy of the notice that was sent to the special districts
affected by this annexation.
