The Assessor has carefully studied all available information, giving particular attention to the specifics included on your protest. and has determined the
valuations)assigned to your property. The reasons for this determination of value are as follows:
Your property has been uniformly valued following Colorado law and instructions
published by the State Division of Property Taxation. Your protest of value has
been denied due to comparison of other similar properties which sold during the
1999/2000 time period. This comparison shows your actual property value to be
correct for that period.

In the space below, please explain why you disagree with the Assessor's valuation. IN ACCORDANCE WITH 39-
8-106, C.R.S., YOU MUST STATE YOUR OPINION OF VALUE IN TERMS OF A SPECIFIC DOLLAR
AMOUNT. Attach additional documents as necessary.
7-5-01 We were disenfranchised on our first attempt at appeal before
the Assessors office. We went to a reserved time to personally appeal
and were told "We realized that property, such as yours, was
inappropriately assessed. We are reviewing our process and will advise
you of our reviewer," . I asked if I disagreed with whatever mis-assessment
• Leonard W. and Joan D. Carlson

was later made would we get a chance to appeal before the
County Assessor? The answer was "yes" .
I have now received a denial notice from the Assessor.
This was donewithout input from us. We were not given
an opportunity to develop our appeal before the assessor.
I want to know what properties - specifically MODULAR
properties - were used to determine the market value of
our property. There is a difference between values of
Modular vs. stick built homes. I want my property assessed
on the basin of Modular vs Modular ( apples to apples) .
Any other comparisons would be inappropriate:
We are very unhappy with the short-shrift that we received
at the hands of the Assessor.
We want to know the properties that were used in making our
assessment. If these properties were MODULAR we want to
know their location.
We believe our property should reflect anj increase of no
greater than $25, 000 .00 .
Sincerely,
eonard W. and Joan D. Carlson
