Its really time to develop some sort of plan for the growth of this portion of the county. We currently have an 800 home housing development, a 5,000 head dairy, at least a section of junk automobiles, an oil field recovery field and a huge pile of junk tires all within a five mile radius of each other. Thats not to mention numerous other land owners in this area who are in direct violation of Weld County guidelines for storing junk equipment. Where's the planning? Why industrial in the middle of agricultural ) { farmland? f-I-i I understand that the current applicants are already out of compliance on r their current junk operation. I guess the question at hand is what makes us believe they are going to operate this one any better. A drive by tells a „l lot! The last thing that Weld County needs to do is convert productive agricultural land into a junk field. With farmland ever decreasing in this county, we need to preserve the agricultural productivity. Let some other county lead the state in junkyards and industrial waste. We live at 13723 WCR 39 (within a mile of proposed site)and we feel it will negatively affect our traffic and property values. We have invested thousands of dollars to improve our properties along with other in the neighborhood. We plan on attending this meeting and will be very vocal on this matter. Upon approval the Landscape Plan shall be placed on the plat. The applicant shall include in the Landscape Plan the following information: 1) An installation schedule which specifies when the landscaping will be installed on site. 2) A Plant Material List specifying the Botanical and Common names of all plant material to be installed; the size of the plant material at installation and whether the plant material is to be containerized or B&B. 3) A landscape maintenance schedule which specifically states who will perform maintenance and that maintenance is on-going and shall not end upon final acceptance by the Department of Planning Services. • The Plat shall be amended to include the following: The Approved Landscape/Screening Plan. • Collateral Agreement Landscape/Screening removed from the Collateral Agreement 2. EXHIBIT US/24/32.3 Weld County Code, Chapter 23, Division 4, Section 23-3-350. Design Standards G. Required Landscaped Areas. 1 . No more than eighty-five percent (85%) of the total area of a LOT in any Industrial Zone District shall be covered. Land shall not be deemed covered if it is used for growing grass, shrubs, trees, plants or flowers, covered by decorative gravel or wood chips, or otherwise suitably LANDSCAPED. 2. That portion of a LOT in any Industrial Zone District which abuts a PUBLIC or private STREET right-of-way shall be landscaped for a distance of ten (10) feet, measured at a right angle from the LOT line towards the interior of the LOT. Sidewalks and driveways may pass through the required LANDSCAPED areas. H. Trash Collection Areas. Areas USED for storage or trash collection shall be SCREENED from ADJACENT public rights- of-way and ADJACENT properties. These areas shall be designed and USED in a manner that will prevent wind- or animal-scattered trash. Hello
