The Weld County Public Works Department has reviewed this proposal; this project falls primarily under the
purview of the Site Specific Development Plan and Special Review Permit for a dairy. Our comments and
requirements are as follows:
COMMENTS:
WCR 17 is designated on the Southwest Study Area Capacity Improvement Needs as a local gravel road, which
requires a 60-foot right-of-way at full build out. There is presently a 60-foot right-of-way. This road is maintained
by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23, Article III, Section
23-3-50, the required setback is measured from the future right-of-way line.
Traffic Count: The latest average daily traffic count, at this location, was done in 1998 and was 124 vehicles in
a 24-hour period.
REQUIREMENTS:
Access: The main access to the facility has adequate site distance in both directions. The main entrance shall
be a graded and drained road to provide all-weather access to the facility.
Parking:The on-site parking appears to be adequate for the facility and the circulation appears to be good. I have
no conflict with either of these items.
The storm water drainage will be referred to the Weld County Health Department as it involves agricultural type
uses.
