The Fire District does not object to the request, but does have the following comments and requirements regarding the construction of a residence or the installation of a modular home on the parcel: • All construction shall be in accordance with the provisions of the Uniform Fire Code, as ratified by the Weld County Commissioners, and all other codes and ordinances, as enforced by Weld County. • Water supply for fire protection may be required for a new residence. In instances when a request is for the construction of a single-family residence, water supply for fire protection is not required for a single family residence that is not larger than 3,600 gross square feet and is placed on at least a 2.5 acre site. If a residence exceeds 3,600 gross square feet, or is placed on less than 2.5 acres, water supply for fire protection may apply. All other structures may require water supply for fire protection depending on the use of the new structure. We appreciate being involved in the planning process. Our comments and requirements are as follows: COMMENTS: WCR 3 is designated on the Transportation Plan Map as a local gravel road, which requires a 60-foot right-of- way at full build out. There is presently a 60-foot right-of-way. This road is maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23, Article III, Section 23-3-50, the required setback is measured from the future right-of-way line. Assessors Map: In reviewing the Assessors aerial map, this property is shown as two individual parcels. Our most current ADT count reflects 173 vehicles taken on 2/17/1999 on WCR 3 between WCR 30 and WCR 32. REQUIREMENTS: The applicant shall utilize the existing residential access to the parcel, and no additional accesses shall be granted. If, in deed, these are two legal parcels, would a flag pole configuration be appropriate? If so, we would require a minimum width of 30 feet to access the rear lot for the flag pole configuration. The right-of-way or easement to both lots shall be graded and drained to prevent drainage problems and provide all-weather access to the properties. Pursuant to Chapter 15, Articles I and II of the Weld County Code, if noxious weeds exist on the property or become established as a result of the proposed development, the applicant/landowner shall be responsible for controlling the noxious weeds. pc: USR-1421 M:\PLANNING\USR-4.doc m:\pl a n n i ng\u s r-4.doc APPENDIX B WELD COUNTY ROAD ACCESS INFORMATION SHEET V\cld County Public Works Department C. 1 ZG0 Z till I I Street, PO.
